Experience Required: 5+ years in Facility or Property Management, preferably in apartment complexes or residential communities Job Summary: We are seeking an experienced and proactive Facility Manager to oversee the maintenance, operations, and management of our apartment properties. The ideal candidate will have a strong background in residential facility management, excellent organizational skills, and a commitment to maintaining high standards for safety, cleanliness, and tenant satisfaction. Key Responsibilities: Manage day-to-day operations and maintenance of apartment buildings, including HVAC, plumbing, electrical systems, elevators, and general infrastructure. Supervise on-site staff including maintenance technicians, janitors, and security personnel. Coordinate with contractors and vendors for repairs, inspections, and major renovations. Ensure compliance with health, safety, and environmental regulations. Oversee budgeting and cost control for facility operations and maintenance. Handle tenant requests, complaints, and service issues promptly and professionally. Conduct regular inspections to ensure property is in excellent condition. Maintain accurate records of maintenance activities, vendor contracts, and incident reports. Prepare monthly and annual reports on facility performance and improvement plans. Implement energy-saving and cost-effective facility solutions. Qualifications: Bachelor's degree in Facility Management, Engineering, or related field (preferred). Minimum 5 years of experience in facility management within the residential/apartment industry. Strong knowledge of building systems (mechanical, electrical, plumbing). Familiarity with local building codes and safety regulations. Excellent communication and leadership skills. Proficient in using facility management software and Microsoft Office Suite. Ability to respond to emergencies and be on-call as needed. Preferred Skills: Certification in Facility Management (e.g., FMP, CFM) is a plus. Experience working with property management systems and maintenance scheduling tools. Conflict resolution and negotiation skills.
