Executive / Assistant Manager – Product PreDCR

Role Overview:

We are seeking a detail-oriented and technically proficient PreDCR Executive / Assistant Manager to handle all PreDCR activities and development control compliance for projects in Pune. The ideal candidate will have a sound understanding of Pune's local development regulations and strong skills in DCR drawing preparation, coordination, and submission processes.

Key Responsibilities:

• DCR Drawing Preparation:
• Prepare and review architectural drawings compliant with local DCR (Development Control Regulations).
• Convert concept and working drawings into PreDCR-compliant format using AutoCAD and relevant tools.
• PreDCR Submission:
• Prepare and process PreDCR submissions for PMC/PMRDA approval using AutoDCR/eDCR software.
• Coordinate with architects, surveyors, and consultants to finalize submission documents.
• Regulation Compliance:
• Ensure all design outputs align with Maharashtra DCR norms, PMC/PMRDA rules, and other relevant municipal regulations.
• Stay updated on changes to development norms and reflect updates in ongoing projects.
• Documentation and Approvals:
• Prepare area statements, FSI calculations, and other regulatory documentation.
• Liaise with local authorities, planning consultants, and legal teams for plan sanctioning and queries.
• Interdepartmental Coordination:
• Work closely with product design, legal, land, and execution teams to ensure alignment between project design and regulatory requirements.
• Provide early-stage design feasibility support from a DCR standpoint.

Requirements:

• Education:
• Diploma or Degree in Architecture, Civil Engineering, or related field.
• Certification or hands-on experience in AutoDCR/eDCR systems is highly preferred.
• Experience:
• 3–6 years of experience in PreDCR drawings and DCR compliance for real estate projects in Pune.
• Experience dealing with PMRDA/PMC or Maharashtra Town Planning authorities.
• Software Proficiency:
• Strong skills in AutoCAD and MS Office.
• Working knowledge of AutoDCR/eDCR software tools.
• Familiarity with GIS tools and online building permission systems is an advantage.

Key Skills:

• Deep knowledge of Maharashtra DCR, UDCPR, PMC & PMRDA norms
• Hands-on experience with AutoDCR/eDCR and approval processes
• Strong drafting and plan preparation skills
• Attention to detail and compliance mindset
• Good documentation and area computation skills
• Strong communication and coordination abilities
• Ability to manage multiple submissions and meet tight deadlines
• Knowledge of land titles, zoning regulations, and permissible FSI
• Problem-solving and proactive approach in dealing with authority queries
