Job Description

As a Duty Manager in Property and Asset Management, your primary responsibility will be to ensure the smooth operation of all technical services during your shift. You will oversee the maintenance of technical assets within the building, manage the engineering team, and support the Property Manager or Assistant Property Manager in coordinating technical issues with clients and occupants. Your key deliverables will include managing and maintaining electromechanical/utilities services, implementing planned preventive maintenance (PPM), conducting regular site inspections, reviewing the work of subordinate staff, and ensuring proper documentation and follow-up of assets under defect liability period and AMC/CAMC. In addition, you will be responsible for hiring, training, and developing shift engineers and maintenance staff, formulating budgeting controls, monitoring SLAs & KPIs, maintaining service level agreements, overseeing vendor quotations and invoices, ensuring timely submission of cost sheets, scheduling vendor meetings, planning for energy conservation, attending to major complaints, ensuring safe working practices, conducting risk assessments, creating action plans, participating in evacuation drills, maintaining engineering reports, and working closely with regional teams to ensure report closures. You will be based at Downtime, Powai, a Commercial Property located in Powai, Mumbai, and will report to the Estate Manager. The ideal candidate for this role is analytical, meticulous, and holds a Degree/Diploma in Electrical/Mechanical or equivalent, with a minimum of 3-5 years of work experience in the Real Estate/Hotel or Construction Industry.
