Job Description

The Manager Contracts is responsible for drafting, reviewing, negotiating, and managing contracts related to construction, vendors, consultants, buyers, and other stakeholders involved in real estate projects. This role ensures legal and regulatory compliance, risk mitigation, and alignment with organizational goals during all phases of the project lifecycle.

Key Responsibilities:

Contract Drafting & Negotiation:

  • Draft, review, and negotiate various contracts including:
    • Construction contracts (EPC, turnkey, item-rate)
    • Vendor and supplier agreements
    • Consultant and professional service agreements
    • Lease agreements and sale deeds
  • Ensure contracts are legally sound, commercially viable, and protect the company’s interests.

Contract Management & Administration:

  • Maintain a comprehensive contract management system.
  • Track contract timelines, deliverables, milestones, and renewal dates.
  • Monitor compliance with contractual obligations and service level agreements.
  • Address deviations, disputes, and claims as they arise.

Legal and Regulatory Compliance:

  • Ensure contracts comply with applicable laws (e.g., RERA, local municipal regulations, labor laws, etc.).
  • Coordinate with legal advisors for contract vetting and dispute resolution.

Risk Management:

  • Identify potential legal and commercial risks in contracts and propose mitigation strategies.
  • Assist in handling contractual claims, arbitration, and litigation if required.

Liaison & Coordination:

  • Work closely with internal departments (Projects, Procurement, Legal, Sales, Finance) to align contracts with project and business needs.
  • Serve as the primary point of contact for contract-related matters with external vendors and consultants.

Reporting:

  • Prepare and present regular reports on contract status, risks, and compliance.
  • Support internal audits related to contract management.

Key Skills and Competencies:

  • In-depth knowledge of contract law, construction law, and commercial agreements
  • Strong negotiation, analytical, and drafting skills
  • Attention to detail and ability to foresee potential legal/commercial issues
  • Excellent communication and interpersonal skills
  • Familiarity with FIDIC, RERA, and other real estate/commercial contract frameworks
  • Proficiency in contract management tools and Microsoft Office

Educational Qualifications:

  • Bachelor’s degree in Law (LLB) or Civil Engineering
  • Postgraduate qualification in Contract Management, Construction Law, or LLM (preferred)

Experience:

  • 7–12 years of relevant experience in contract management, preferably in real estate, infrastructure, or construction industries
  • Prior experience handling end-to-end contract lifecycle for large-scale projects
