Job Description

Key Responsibilities: -  

 

  • Sourcing Deals for construction finance proposals 
  • Developing relationships with real estate developers and offer products catering to their requirements 
  • Deliver month on month targets on Loan Disbursals (Construction Finance) Processing Fee, Income and Portfolio Health. 
  • Manage Client Engagements for structuring deals. 
  • Manage Client Origination and File Login in line with Organization Policies from time to time with the Credit Team. 
  • Engage with Credit Manager to resolve any Clarification / additional inputs from clients for CAM presentation. 
  • Drive Client Acceptance, Client Loan Documentation for on-boarding, draw downs and recovery efforts if any. 
  • Drive any cross-Sell initiatives that organization will drive from time to time. 
  • Participate in local real estate expos / events to enhance network and source business.
  • Monitoring the progress on the project and obtain regular MIS to understand and highlight early.
  • Providing backup data, analysis, industry comparable, market intelligence including macro /micro analysis of the relevant real estate market.
  • Liaise between the HO team / various department for ensuring smooth closure of the transaction with the targeted timelines.
  • Participate in local real estate expos / events to enhance network and source business.

  • What are the top 5 – 6 key responsibility areas the role is expected to handle?

- Market knowledge/ dynamics of the business- Real Estate

- Ability to fetch for customers- do prima facie screening based on ref.checks, projects completed/ongoing; do necessary market research to filter out customers whom we can cater to.

- Relationship handling- churn existing customers; get referrals; relationship building to get access to real estate authorities/boards/communities

- Team report / team management skills

 

  • What is the current team structure and size of the overall team that reports into the role?

-Single to 3 members team at every location (5 locations) in FY24; 6 DRs in the current structure

 

  • What are the key decisions the role can take independently and for what is supervisor’s approval/ guidance required?

The product allocation/ distribution against the target assigned for the location

 

  • What is the nature of the role’s interactions with other functions and the external environment?

Primarily with Credit and Ops- the former presents their case to CC for approval and both are jointly responsible for the monitoring the progress of the subject project; Ops- steps in at on-boarding of a case and thereafter maintaining and monitoring the transactions in the accounts

 

  • What are the key dimensions of the role e.g., financial numbers, geographical spread, partners handled etc.?

Presently 5 locations with a singl-3 member team 

 

  • What are the key challenges the role is faced with?

Transactions decisions to handle accounts/ relationships are not in the Sales_ DoP

 

  • What is the kind of experience, knowledge and skill required for the role?

8-10/12 years of having handled the product

Market dynamics & knowledge in this specific area of business
