Key Roles & Responsibilities

1. Design & Planning

• Prepare conceptual layouts, Feasibility reports for new proposals, feasibility drawings & working drawings.
• Optimize FSI/TDR utilization in layouts and master plans.
• Provide design inputs for project planning and execution.

2 Approval & Compliance Knowledge

• Familiarity with approval drawings for CC, OC, Fire NOC, clearance, and other authority permissions.
• Ability to liaise effectively with municipal corporations, town planning, and approval bodies.

3. Execution & Site Coordination

• Conduct site visits to check adherence to drawings.
• Modify designs as per site conditions and project requirements.

4. Consultant & Contractor Coordination

• Coordinate with structural, MEP, landscape, and interior consultants.
• Consolidate consultant drawings for execution.
• Provide design clarifications to contractors and site teams.

5. Client / Society Interaction

• Prepare design presentations for clients/society members.
• Incorporate feedback without compromising project viability.
• Assist and coordinate with clients regarding their requirements for internal structural changes

6. Documentation & Reporting

• Maintain drawing records, revisions, and version control.
• Prepare and update area statements (carpet, built-up, saleable).
• Support statutory submissions including RERA.

7. Value Addition

• Skill in suggesting cost-effective yet innovative design solutions
• Provide inputs to sales & marketing teams for layouts and brochures.
• Creative approach towards maximizing saleable area while maintaining aesthetics.
• Ability to design layouts that enhance marketability and buyer appeal.
• Knowledge of sustainability, green building norms, and eco-friendly design practices.
• Ability to support marketing teams with attractive presentations, 3D visuals, and brochures.
• Proficiency in digital documentation and maintaining accurate drawing/version control systems.
• Knowledge and practical know-how of Vastu principles, with the ability to incorporate them into design and planning as required.

8. Soft Skills & Teamwork

• Strong communication and presentation skills for interacting with clients, society members, and authority
• Ability to explain complex technical details in a simplified manner to non-technical stakeholders.
• Good negotiation and coordination skills with consultants and contractors.

Requirements:

• Proficiency in AutoCAD, SketchUp, Excel.
• Strong knowledge of UDCPR, DCR, and building regulations.
• Excellent design visualization and detailing skills.
• Strong coordination and communication abilities.
• Ability to interpret architectural drawings, engineering plans, and specifications.
• Good communication and coordination skills to work effectively with multidisciplinary teams.
• Problem-solving skills and attention to detail.

Job Types: Full-time, Permanent

Pay: ₹750,000.00 - ₹850,000.00 per year
