This role focuses on comprehensive facility management, including asset inventory, waste management, maintenance coordination, and utility/energy management.

1. Asset & Inventory Management

Maintain and update the Facility Asset Register for all A/V assets and accessories, informing BAL FM of requirements and coordinating A/V equipment rentals (with prior BAL FM approval).

Obtain monthly sign-off from BAL FM on the Asset Register (FAR) with the closing stock.

Establish and maintain a Master FAR with bar code system for all non-technical facility assets across all premises (except MSC/technical equipment), coordinating with the relevant BAL FM internal team.

Conduct quarterly physical verification of all bar-coded equipment in the Master FAR, submitting a detailed, signed-off report to Circle BAL FM.

Maintain an inventory database recording the make, model, and age of equipment.

Carry out regular condition analysis of building services equipment, promptly reporting any abnormal deterioration to BAL FM.

Maintain Minimum Re-Order Levels (MORL) for critical A/V spares/accessories (e.g., RGB, HDMI, 3.5 mm Jack) to ensure sufficient stock for immediate usage.

2. Waste & Debris Management

Project Debris: Ensure and coordinate immediate removal of tractor/truck load debris by the project partner. For continuous debris generation, ensure designated storage and regular removal by the project partner.

Non-Project Debris: Coordinate the removal of non-project debris immediately upon BAL FM approval, based on mutually agreed case-by-case rates.

Scrap: Coordinate with the BAL FM-finalized scrap partner to remove unwanted wooden, cartons, public, and shredded papers.

Hazardous Waste: Coordinate authorization, proper labeling, storage, and manifesting for hazardous waste movement.

E-Waste/Battery: Coordinate segregation at the site, inform BAL FM to raise an SRN, and mobilize the waste to the warehouse within 30 days for disposal. Coordinate SRN, transportation, and delivery confirmation, maintaining proper records of all such waste channeled from any Airtel location.

3. Maintenance & Operations

Work Permits: Issue work permits as per the Airtel safety policy/SOP to all partners/vendors conducting work inside the premises.

Proactive Maintenance: Develop and maintain a proactive awareness for building deficiencies not covered by the PPM schedule (e.g., door hardware, locks) and ensure correction.

In-House Maintenance: Undertake daily, weekly, and monthly planned maintenance routines, including PPM of DBs, Panels, etc.

PPM Coordination: Coordinate with respective AMC partners to ensure all preventative maintenance (PPM) schedules are completed as defined by BAL SOP.

Breakdown & Other PPM: Coordinate all other planned and breakdown maintenance activities exclusively through respective AMC vendors.

Equipment Upkeep: Coordinate with partners for the upkeep and maintenance of all existing and future equipment and systems.

4. Utility & Energy Management (MEP Services)

Utility Scope: Manage utilities including water, electricity, gas, etc.

Consumption Monitoring: Set and monitor consumption and expenditure targets, providing daily usage readings.

Energy Conservation: Adopt and manage various energy-conserving techniques/methods to reduce energy expenses (electricity, fuel, water, etc.) and recommend improvements to BAL to achieve reduction targets.

MEP Service Coordination/Operations:

Fire System: Maintain firefighting equipment as per upgraded NBC and FM global standards (via in-house technical resources where agreed, or via AMC partner).

HVAC: Coordinate hot/cold adjustments, Boiler/Chiller operations, duct repairs, filter cleaning/changes, motor maintenance

BMS: (Coordination Only) Operate/monitor the BMS system, maintain set parameters,
