Job Description

Job Title: GM Real Estate Investment Lead

  • Lead end-to-end commercial office and land transactions

    including:
    • Asset sale transactions

      : sourcing buyers, valuation support, negotiations, DD coordination, and

      successful closure

    • Acquisitions

      : evaluation of land options, feasibility analysis, commercial deal structuring, and execution

  • Develop and maintain a healthy investment pipeline by building strong market relationships
  • Optimize deal economics to enhance IRR, improve capital efficiency, and accelerate value creation

JV Structuring & Partner Evaluation

  • Lead structuring of

    Joint Development / Joint Venture

    partnerships
  • Assess partner capabilities, financial strength, and alignment of interests
  • Ensure commercially favorable deal structures with robust governance mechanisms

Financial Modelling & Feasibility

  • Build comprehensive financial models including IRR, NPV, DSCR, and exit scenarios
  • Perform highest-and-best-use studies, land feasibility, and sensitivity analyses
  • Convert insights into compelling investment proposals and executive presentations

Strategic Planning & Capital Support

  • Develop investment business cases aligned with CKPCs portfolio strategy
  • Support debt/equity funding processes and investor presentations
  • Track performance vs. business plan and recommend corrective strategies

Market Research & Intelligence

  • Strong insights on Grade-A commercial markets, cap rates, leasing demand, and investor appetite
  • Identify high-growth corridors and early investment opportunities
  • Maintain networks with IPCs, banking partners, and capital sources

Leadership & Collaboration

  • Work closely with design, approvals, leasing, finance, and legal teams for successful deal delivery
  • Manage advisors for commercial, legal, and technical due diligence

Key Skills & Competencies

  • Proven track record of

    deal closures

    in commercial real estate
  • Strong

    JV/JD structuring

    and commercial negotiation skills
  • Advanced financial modelling & valuation capability
  • Understanding of RERA, land regulations, and title risk
  • Ability to influence and manage senior stakeholders
  • Entrepreneurial mindset with high bias for action & ownership

Qualifications

  • MBA in Finance / Real Estate or related field
  • 812+ years in real estate investments, PE, institutional capital, or investment banking
  • Experience in Bangalore market preferred
