Responsibilities: • Project Management spans out to Planning & Designing, BOQ, QS, QA, QC, estimation, vendor finalisation, execution, value engineering and refurbishment • • • To Assist property Manager for the operation related activities To Assist Property Manager to prepare the Site and operational documentation To assist Property cum society manager for People management at site like selection, site induction, attendance, overtime, discipline, leave, registers. • • • • • • To prepare and execute duty roster for all site staff To provide all the occupant related data Issuing the Purchase order to vendors in concurrence with Property cum Society manager Issuing the Work Order to Vendors in concurrence with Property cum Society manager Assist for Drafting the society related matters Daily inspection round and ensure that all the facilities like lifts, common area lights and cleanliness of premises including lawn, garden, gym, swimming pool, party hall, common areas are always maintained as per standards. • To ensure highest hygiene standards at the premises through cleaning, disinfection, sanitization as per the schedule. • • • • • • • To ensure that all the PPM activities to be carried out as per the schedule Ensure for Implementing the standard SOPs at site. Resolving customer complaints quickly and efficiently. Review Help desk Complaints on daily basis. Ensure timely resolve of resident complaints Understand key resident individual needs and addressing these To greet, attend and escort visitors including VVIP at the reception and coordinate with respective client. Ensure all resident amenities are working and services are up to the mark To record and analyse Client & resident feedback and implement ways to improve services. To maintaining the ambience and decorum at the reception of club house To maintain and update contact details including emergency/ important stakeholders for quick response. Oversee the operations of the daily soft services activities and processes of the facilities To extend support for admin related activities. To ensure adherence to company and client policies and SOPs. To maintain the Resident related Documentation To assist for providing the data for various reports like DDR, MMR, QBR etc., To maintain and update database, feedback, MMR, statutory / technical compliances by vendors as per deliverables. Qualification, Experience, and Competency Qualifications/Education Degree / Diploma in Engineering (preferred Electrical / Mechanical) from affiliated/recognized university by UGC, AICTE, MHRD. Career Experience 8-10 years of relevant experience in managing the entire range of Electro-Mechanical equipment and soft services in High rise building / malls / large commercial complex / townships / business parks. Additional Requirements - Local mobility / own conveyance preferred. Aptitudes / Skills Client relationship management Good communication skills (written and verbal) People management skills Leadership skills Team player, liaison with internal stakeholders and support services. Analytical and problem-solving skills Decision making skills Time management Eye for details Should be fully conversant with electrical and safety norms, the Indian Electricity Rules and local authority compliances. • • Should be conversant with ISO, OSHAS, EMS (emergency medical services) etc. Adaptive and accommodative to the site ambiance, environment and working culture. IT Proficiency MS Office, Mobile based application.
