Job Description

As a Mechanical Manager, you will play a crucial role in the Facilities Management and Property Management areas. Your key responsibilities will include: - Reporting to the Property Manager. - Preparation of Preventive maintenance schedules for O & M Service Providers (HVAC, WTP, FPS & Plumbing) and ensuring completion as per schedules. - Collecting and maintaining O & M manuals and drawings. - Auditing preventive maintenance activities of vendors. - Coordinating the renewal of AMC for HVAC and plumbing equipment. - Evaluating repair costs, workload distribution, scheduling, equipment downtime, and related work order information. - Identifying recurring problems and resolving them. - Keeping track of equipment conditions and following up with O&M Service providers to resolve any identified issues. - Identifying energy-saving potential. - Coordinating BTU meter reading recording on a daily/monthly basis. - Coordinating the preparation of utility bills for individual occupants. - Monitoring and following up on statutory requirements. - Occupant Liaison. - Coordinating in the preparation of annual budgets. - Conducting review meetings with O & M Vendors to assess the performance of their services and reporting to the Property Manager.
