Business Development Manager - North

The role involves end-to-end business development for real estate projects in North India, specifically focusing on NCR regions like Noida, Greater Noida, Gurgaon, Ghaziabad, and Delhi. As a candidate, you will be responsible for sourcing and evaluating land deals, conducting due diligence, managing partnerships, and leading transaction processes from initiation to closure. You will need to source new land and redevelopment opportunities across North India, particularly in the specified NCR regions. This involves conducting detailed market research, feasibility studies, competitive analysis, and evaluating potential JV/JD/Outright opportunities through financial modeling and risk assessment. Your role will also include leading deal negotiations with various stakeholders, coordinating due diligence with internal and external teams, and finalizing legal agreements such as MoUs and term sheets. To excel in this role, you must possess strong financial acumen with a good understanding of financial statements, project IRRs, sensitivity analysis, and deal structuring. Proficiency in financial modeling techniques like DCF, ratio analysis, and land valuation will be essential. Additionally, you should have familiarity with regulatory aspects such as land acquisition rules, zoning regulations, RERA guidelines, and local municipal norms across the NCR. Your legal understanding should include a good grasp of title due diligence, ownership documents, land-related legal structures, and MoUs. Negotiation skills will be crucial for leading and closing complex negotiations with multiple stakeholders. Preferred skills for this role include deep knowledge of North India real estate markets, a strong network of industry professionals, and working knowledge of state-specific land laws and conversion norms applicable in the northern region.,
