Role Purpose

To lead the Sales & Business Development function for JSW Industrial Parks by driving client acquisition, revenue growth, strategic partnerships, and market expansion. The role requires a dynamic leader who combines strategic thinking with strong execution capabilities, and who can engage CXO-level clients, government bodies, industrial consultants, and internal stakeholders to accelerate park occupancy and business growth.

Key Responsibilities 1. Strategic Leadership

  • Develop and execute the sales & BD strategy aligned with JSW Industrial Parks long-term vision.
  • Identify growth sectors, industrial clusters, and new investment opportunities for parks across India.
  • Build market expansion roadmaps and annual sales plans.

2. Business Development & Client Acquisition

  • Lead end-to-end sales cycles: lead generation client evaluation proposals site visits negotiation closures.
  • Target manufacturing, logistics, warehousing, EV, FMCG, metals, chemicals, and large anchor clients.
  • Build strong relationships with industry bodies, IPCs, EPCs, and global investors.
  • Drive strategic partnerships that enhance park attractiveness and ecosystem value.

3. Operations & Commercial Enablement

  • Coordinate with operations, infrastructure, and project teams to ensure readiness of industrial parks for client onboarding.
  • Understand client-specific requirements and align internal teams to meet technical, legal, and regulatory needs.
  • Define product positioning, pricing strategies, and incentive structures.

4. Financial & Commercial Accountability

  • Drive revenue growth and achieve annual occupancy and leasing/sales targets.
  • Prepare financial models, pricing frameworks, commercial proposals, and revenue forecasts.
  • Monitor P&L contribution from each park and report financial performance to leadership.

5. Stakeholder Engagement

  • Engage with government departments, industrial development authorities, and policy bodies for industrial approvals and incentives.
  • Build long-term relationships with consultants, brokers, and corporate CXOs.
  • Represent JSW Industrial Parks at industry forums, summits, and FDI/investment meetings.

6. Project Management

  • Support execution of client-specific infrastructure modifications and timely handover of plots/sheds.
  • Track project milestones, dependencies, and deliverables with cross-functional teams.
  • Ensure compliance with statutory, environmental, and industrial regulations.

7. Risk Management

  • Identify commercial, regulatory, and operational risks in client onboarding and park development.
  • Implement mitigation plans and ensure adherence to JSW governance frameworks.
  • Maintain deal hygiene, documentation accuracy, and audit readiness.

Key Skills & Competencies

  • Strong B2B sales & market development experience in Industrial Parks, SEZs, Warehousing, Logistics Parks, or Commercial Real Estate.
  • Proven track record of closing high-value industrial deals.
  • Excellent financial acumen (pricing, forecasting, modelling, deal structuring).
  • Strong negotiation, communication, stakeholder engagement, and presentation skills.
  • Ability to influence senior stakeholders, government bodies, and CXOs.
  • Strategic mindset with high execution discipline.
  • Strong project and risk management skills.

Qualifications & Experience

  • Bachelors degree in Business, Engineering, Real Estate, or related field; MBA/PGDM preferred.
  • 15-20+ years of experience in Sales, Business Development, or Industrial Asset Management.
  • Experience managing large industrial clients and leading multi-crore commercial deals.
  • Understanding of land acquisition, regulatory processes, logistics, and industrial infrastructure.
