Job Description

Key Responsibilities:

We are seeking a dynamic and result-oriented professional for the position of Assistant Manager (Commercial Real Estate). The ideal candidate will have strong expertise across the full Commercial real estate lifecycle from market research, land acquisition to leasing, government approvals, ongoing property management.

1. Market Research

• Conduct comprehensive market research to identify emerging trends, demand-supply dynamics, rental benchmarks, and investment opportunities in commercial real estate.

• Analyze competitor developments, occupancy levels, and market pricing to support decision-making for new projects or acquisitions.

• Prepare detailed feasibility studies and market intelligence reports for management review.

2. Land Acquisition

• Identify, evaluate, and recommend potential properties suitable for commercial development.

• Coordinate with legal, technical, and financial teams for due diligence, title verification, and valuation.

• Negotiate with landowners, agents, and consultants to finalize acquisitions in alignment with business objectives.

3. Property Development & Construction Management

• Assist in planning, design coordination, and execution of commercial development projects.

• Monitor project progress, timelines, budgets, and quality standards in coordination with architects, contractors, and consultants.

• Support project handover activities including documentation, snag rectification, and compliance verification.

4. Leasing

• Develop and implement leasing strategies to ensure optimal occupancy and rental income.

• Identify and engage with prospective tenants, prepare leasing proposals, negotiate commercial terms.

• Coordinate with legal teams for lease agreement execution and ensure timely renewals and rent escalations.

5. Government Approvals

• Liaise with statutory bodies and consultants to obtain necessary project approvals, NOCs, and clearances.

• Ensure compliance with zoning regulations, environmental norms, local authority guidelines.

• Track changes in government policies impacting real estate development and advise management accordingly.

6. Budgeting, Investment & ROI

• Prepare project budgets, financial models, investment proposals for new developments or acquisitions.

• Track project expenditures against approved budgets and ensure cost optimization.

• Analyze project ROI, cash flows, and profitability to support funding strategies & fund raising for projects.

7. Property Management & Maintenance

• Oversee day-to-day management of commercial properties to ensure smooth operations and tenant satisfaction.
