Role Summary:


The Assistant General Manager / Senior Manager Facilities will support the Head of Facilities in managing the maintenance, operations, and overall upkeep of a prestigious residential township at House of Hiranandani, OMR, Chennai. With over 2200+ families already residing in this ongoing project, the role focuses on ensuring smooth day-to-day operations, maintaining high standards of building and utility maintenance, and delivering excellent resident service. The incumbent will coordinate closely with internal teams, vendors, and residents, ensuring seamless execution of all facility management activities.

Roles and Responsibilities:

1. Building Maintenance:

  • Assist in overseeing all aspects of building maintenance under the Defects Liability Period (DLP).
  • Coordinate with contractors and vendors for timely resolution of maintenance issues.
  • Implement and monitor preventive maintenance schedules to ensure safety and durability of infrastructure.

2. Common Area & Utility Maintenance:

  • Supervise the upkeep of common areas, ensuring cleanliness, safety, and visual appeal.
  • Monitor the operation and maintenance of utilities such as Diesel Generators (DG), Sewage Treatment Plant (STP), and Organic Waste Converter (OWC).
  • Ensure compliance with statutory and safety requirements.

3. Security Management:

  • Support the management of township security, including routine checks and upgrades to security systems.
  • Liaise with security agencies to maintain a safe environment for residents.

4. Common Amenities Management:

  • Coordinate maintenance of amenities such as clubhouses, parks, swimming pools, gyms, and recreational facilities.
  • Ensure amenities remain operational and meet quality standards for resident use.

5. Resident & Association Relations:

  • Act as a point of contact for resident queries and concerns, ensuring prompt resolution.
  • Support the HOD in engaging with Resident Welfare Associations (RWAs) and organizing periodic review meetings.

6. Stakeholder Coordination:

  • Collaborate with departments such as CRM, Legal, Sales, and Projects for smooth facility operations.
  • Provide periodic reports to the HOD on facility status, challenges, and action plans.

7. Budget & Cost Control:

  • Assist in budget preparation for facility operations and ensure adherence to allocated budgets.
  • Monitor and track expenses to ensure cost-effectiveness.

8. Vendor & Contractor Management:

  • Supervise vendor performance and service delivery standards.
  • Assist in contract negotiations, ensuring compliance with company policies.

Education & Skills Required:

  • Bachelors degree (Engineering or related discipline).
  • 12–18 years of experience in facilities management, preferably in large residential complexes or townships.
  • Strong knowledge of building maintenance, utilities management, and vendor coordination.
  • Good leadership and people management skills.
  • Strong communication and interpersonal abilities for stakeholder engagement.
  • Ability to multitask, solve problems, and work under pressure.
  • Commitment to maintaining professionalism and service excellence.
