Key Responsibilities
1. Technical Operations & Maintenance
- Manage the day-to-day operations of all technical systems: HVAC, electrical distribution, DG sets, UPS, STP/WTP, plumbing, fire safety systems, lifts/elevators, Building Management System (BMS) / automation.
- Develop, implement and monitor preventive, predictive and corrective maintenance programmes for all technical/hard assets, in accordance with OEM and regulatory guidelines. Cushman & Wakefield Careers+2Indeed+2
- Conduct regular inspections, audits of equipment, systems and infrastructure to proactively identify issues, risks, and opportunities for optimisation.
- Ensure minimal equipment downtime, maximum system uptime, high reliability and resident comfort.
- Monitor and manage energy usage, water consumption, waste systems, and initiate energy-saving & sustainability initiatives.
2. Vendor & Contract Management
- Select, manage and evaluate external service providers, contractors and vendors (mechanical, electrical, fire, lift, AMC/maintenance contracts).
- Negotiate service level agreements (SLAs), monitor vendor performance, ensure adherence to contract terms and quality standards. Swooped+1
- Oversee procurement of spares, materials and equipment; maintain vendor registers, supplier performance data, contract renewal timelines.
3. Resident Experience & Interface
- Act as a technical services point of contact for residents, providing timely resolution of technical service requests, infrastructure disruptions, and breakdowns, thereby maintaining a high level of resident satisfaction.
- Coordinate with soft-services operations (housekeeping, security, landscaping, concierge) to ensure integrated living experience and standards appropriate for a “luxury/highend” residence. (From high-end residential facility sample) Foundit+1
4. Safety, Compliance & Quality
- Ensure full compliance with statutory regulations, building codes, fire safety standards, health & safety norms and quality standards. Marriott Careers+1

- Conduct periodic audits and risk assessments; prepare for external inspection and certification as required.
5. Reporting, Budgeting & Strategic Planning
- Prepare and submit daily, weekly, monthly MIS reports, dashboards and asset-performance metrics to senior management. Cushman & Wakefield Careers+1
- Develop annual operating budgets (technical services), monitor expenses, control cost, analyse variances and recommend improvements.
- Formulate long-term asset maintenance strategies, life-cycle planning of major equipment, CAPEX planning, refurbishment projects.
- Lead small to medium technical & infrastructure projects (e.g., system upgrades, energy retrofits, turnaround of services) and coordinate with vendors/contractors.
6. Team Leadership & Coordination
- Manage and lead the technical/hard-services team (engineers, technicians, supervisors), setting performance objectives, coaching and ensuring high service delivery.
- Collaborate with cross-functional teams (resident services, operations, security, landscaping, finance) to ensure a cohesive environment.
Key Skills & Competencies
- Strong technical knowledge of building services: mechanical, electrical, plumbing, HVAC, fire systems, BMS, lifts, water treatment etc. Indeed+1

- Budgeting and financial acumen for maintenance operations and cost-control.
- Excellent communication and interpersonal skills: able to interact with residents, vendors, internal stakeholders.

- Ability to prioritise, work under pressure and manage multiple tasks simultaneously.
- Leadership capability: ability to guide and develop technical teams.
- Knowledge of regulatory & safety standards relevant to residential buildings.
Qualifications & Experience
- Bachelor’s degree in Engineering (Mechanical / Electrical / Civil) or equivalent technical qualification.
- Certification or additional training in Facility Management / Building Services is a plus.
- Minimum experience:
5-8 years
in facility management or property technical operations, preferably in high-end residential, luxury or commercial portfolios (adjust as per your requirement). For example, “4-6 years” was asked in a sample high-end residential role. Foundit - Proven track record in managing building systems and delivering high service standards in premium properties.
- Preferable to have exposure to integrated facilities management environment and experience with luxury residences or gated communities.
Key Performance Indicators (KPIs)
- Equipment uptime / downtime metrics for key systems (e.g., lifts, HVAC, DG sets).
- Preventive maintenance completion rate vs. schedule.
- Resident satisfaction / service request response time for technical services.
- Cost adherence: maintenance budget vs actual, cost per unit/resident.
- Vendor performance: SLA attainment, contract compliance.
- Energy consumption / sustainability improvement metrics.
- Number of safety incidents, compliance audit findings, downtime due to system failures.
Work Environment & Additional Requirements
- On-site role with possible availability for emergency or breakdown situations (flexible hours, may require shift-handovers).
- Ability to coordinate with multiple stakeholders including residents, service staff, contractors, regulatory authorities.
- Must have strong organisational skills and loft for proactive planning.
- May require travel within property portfolio (if property is spread across multiple towers/blocks).
