Occasionally, the role will involve doing the legal legwork for new investment opportunities including distressed transactions, land acquisitions and setting up new entities including NBFC licensing. They will be reporting directly to the senior most management of the group that includes rank holder Chartered Accountants, MBAs from premier institutes and a Wharton graduate. Job Description Understand the business requirements and brief senior advocates for the matters under structuring/ drafting and vetting of various documents/due-diligence reports and litigation in consumer forums. Structuring, negotiating, and drafting legal documents and correspondence. Stay updated on and interpret state and central policies and laws related to real estate/affordable housing, building approvals including local building bye-laws and RERA. Maintain proper documentation, compliance checklists and do regular tracking w.r.t. land records, approvals, and related transactions. Responsible for applying and following up with consultants for obtaining necessary statutory approvals and clearances from local and state urban planning and other authorities. Work on new investment opportunities including distressed transactions, land acquisitions and setting up new entities including NBFC licensing.

About the Role We are looking for a high-energy, high-IQ, optimistic professional with a bias for action who can lead a team of 3-4 people and oversee costing, scheduling, billing, and comprehensive planning for multiple housing complexes. Job Description a. Project Planning & Scheduling i. Develop & monitor project schedules (Monthly Schedules) using tools like MS Project / Primavera. ii. Identify critical paths, ensure alignments with timelines & propose corrective measures for delays. b. Quantity Surveying & Billing i. Review and finalize BOQs, cost estimates, BBS and project budgets. ii. Validate contractor bills, measurements, and certification as per contracts. iii. Track material consumption vs. estimates to control wastage. iv. Assist in tendering, rate analysis, and contract documentation. v. Review and validate checklists and ensure compliance at all sites. c. Civil Project Management i. Coordinate with site teams to ensure adherence to quality and safety standards. ii. Conduct drawing reviews for architectural, structural, and MEP disciplines. iii. Provide technical guidance on drawings, specifications, and execution challenges. iv. Monitor progress against milestones and escalate risks proactively. v. Conduct regular site visits to assess work progress and quality standards. d. Team Management & Leadership i. Lead and mentor planning, QS, and billing teams. ii. Allocate tasks, set KRAs, and monitor performance. iii. Foster collaboration among cross-functional teams (design, procurement, site). iv. Ensure proper documentation with respect to operational data at site and HO. v. Ensure transparent communication with clients, consultants, and management. Required Skills: a. Proficiency in quantity surveying, estimation, and billing processes. b. Ability to handle multiple projects under pressure. c. Strong knowledge of project planning tools (Primavera, MS Project). d. Sound knowledge of practical aspects of construction. e. Excellent leadership and people management skills. Qualifications & Experience: a. B.E./B.Tech in Civil Engineering (mandatory). b. Masters in Construction/Project Management (preferred). c. 5-8 years of relevant experience in planning, QS, and billing for civil/infrastructure projects. d. Proficiency in MS Project/Primavera, MS Excel, and AutoCAD. e. Site experience is preferred.
