Job Description

Position Title:

Role Overview

strict adherence to TQC (Time, Quality & Cost)

The incumbent will partner with Project Heads, Planning, QS/Contracts, Quality, and Safety teams to track progress, highlight deviations proactively, and drive course-correction measures. This is a strategic and execution-focused role suited for a strong project management professional with multi-project oversight experience.

Key Responsibilities

1. Project Governance & Monitoring

  • Monitor

    Time, Quality & Cost (TQC)

    adherence across 4–5 assigned projects.
  • Review project schedules, budgets, quality reports, and risk registers at regular intervals.
  • Track progress against approved project plans; validate status updates provided by site teams.
  • Conduct governance meetings with Project Managers and cross-functional teams.

2. Deviation Detection & Escalation

  • Identify any deviations in timeline, BOQ quantities, quality benchmarks, or cost overruns.
  • Flag deviations to the Project Head and Head of Projects with recommended corrective actions.
  • Create a structured escalation matrix for red-flag issues requiring urgent intervention.

3. Course-Correction & Process Improvement

  • Develop corrective action plans collaboratively with site teams.
  • Follow up rigorously on closure of actions and ensure adherence to targets.
  • Standardize best practices and improve controls across all projects.

4. Reporting & Documentation

  • Prepare weekly and monthly PMO dashboards for senior management.
  • Maintain accurate records of progress, delays, variations, and approvals.
  • Generate MIS reports covering TQC performance, risk assessment, and productivity metrics.

5. Stakeholder Collaboration

  • Work closely with Planning, QS/Contracts, Quality, Safety, and Finance teams.
  • Support Site PMs by providing analytical insights and project performance improvement inputs.
  • Interface with consultants and internal departments for data validation and process alignment.

6. Risk Management

  • Identify risks across cost, quality, and schedule.
  • Build risk mitigation strategies and monitor their execution.
  • Maintain a consolidated risk register for HO management.

7. Team Leadership

  • Lead and manage a 10-member PMO/Project Coordination team.
  • Provide training, SOP clarity, and performance guidance.
  • Ensure accuracy, discipline, and timeliness in reporting by the team.

Required Skills & Competencies

  • Strong understanding of

    real estate project management

    , preferably in residential or commercial projects.
  • Expertise in

    project scheduling, quality systems, and cost controls (TQC)

    .
  • Strong analytical and documentation skills.
  • Skilled in identifying risks and deviations early.
  • Proficient in MS Project, Excel, and PMO dashboards.
  • Excellent communication, stakeholder management, and leadership skills.

Work Experience & Background

  • Proven multi-project oversight experience at the PMO/Project Controls/Planning level.
  • Background in real estate developers or major EPC companies preferred.
  • Prior experience managing teams is essential.
