Role Overview:

Reporting to:

Key Responsibilities:

  • Develop and implement strategic sales and leasing plans to achieve occupancy and revenue targets for commercial properties.
  • Conduct in-depth market research and competitive analysis to inform pricing strategies and property positioning.
  • Develop compelling value propositions for potential clients, including corporations, high-net-worth individuals (HNIs), and institutional investors.

Business Development and Client Relations

  • Cultivate and maintain strong relationships with corporate clients, tenants, and institutional property consultants (IPCs) to generate leads and secure business.
  • Manage the sales pipeline from lead generation to deal closure, ensuring a seamless client journey.
  • Conduct property viewings and client presentations, effectively communicating the benefits of the available commercial spaces.

Leasing and Agreement Expertise

  • Oversee all commercial leasing activities, including drafting, reviewing, and finalizing lease agreements and rental contracts.
  • Collaborate with legal counsel to ensure all agreements comply with legal and regulatory standards.
  • Expertly negotiate terms and conditions with clients, ensuring they align with company objectives and budgetary constraints.
  • Manage the entire documentation process for sales and leasing transactions, ensuring accuracy and legal adherence.

Team Leadership and Management

  • Lead, mentor, and motivate the sales and leasing team to drive performance and achieve sales and occupancy goals.
  • Conduct performance reviews, provide training, and offer guidance to improve overall team effectiveness.
  • Ensure timely and accurate reporting on business development activities, sales projections, and market trends.

Operational and Financial Oversight

  • Monitor commercial property performance, tracking occupancy rates, rental income, and tenant retention.
  • Coordinate with property management and maintenance teams to ensure tenant needs are addressed promptly and effectively.
  • Ensure the timely collection of payments and follow up on outstanding dues from customers.

Cross-functional coordination

  • Liaise with departments:Collaborate with other internal departments such as marketing, legal, finance, and CRM to ensure seamless operations and swift resolution of client concerns.
  • Manage reporting:Ensure timely and accurate reporting on business development activities and provide sales forecasts to senior management.

Qualifications and Experience:

  • Bachelor's or postgraduate degree in Business Administration, Marketing, Finance, or a related field. An MBA is often preferred.
  • A minimum of 10–15 years of proven experience in commercial real estate sales and leasing.
  • In-depth knowledge of the commercial real estate market, including current trends, pricing, and zoning regulations.
  • Strong understanding of real estate contracts, sales deeds, and lease agreements, with a meticulous eye for detail.
  • A proven track record of achieving and exceeding sales and leasing targets.
  • Existing network of corporate clients, brokers, and industry contacts in the relevant region is a strong asset.

  • Communication Skills:Outstanding verbal and written communication skills for client pitches, presentations, and correspondence.
  • Interpersonal Skills:Ability to build and nurture long-term relationships with clients and channel partners.
  • Analytical Skills:Strong ability to analyse market data, financial reports, and competitor trends.
  • Leadership Skills:Proven experience in managing and motivating a high-performing sales team.
  • Problem-Solving:Ability to address operational issues and resolve client concerns effectively.
  • Proficiency:Expertise in using CRM software and MS Office Suite
