Role & responsibilities

A. Technical Operations & Maintenance

• Oversee daily technical operations of MEP systems (Mechanical, Electrical, Plumbing).
  
• Ensure routine preventive and corrective maintenance of HVAC, DG sets, UPS, lifts, fire alarms, and other building systems.
  
• Handle breakdown management and troubleshoot issues promptly.
  

B. Vendor & Contractor Management

• Coordinate with service providers for maintenance contracts (AMC/CMC).
  
• Monitor vendor performance to ensure SLA and quality compliance.
  
• Assist in vendor evaluation, work order approvals, and contract renewals.
  

C. Compliance & Safety

• Ensure compliance with statutory and corporate technical standards.
  
• Support audits related to fire safety, electrical safety, energy management, and workplace safety.
  
• Implement safety protocols, permit-to-work systems, and risk assessments.
  

D. Asset & Inventory Management

• Maintain inventory of spare parts, tools, and technical materials.
  
• Ensure proper documentation of equipment history, calibration, and asset lifecycle.
  

E. Technical Documentation & Reporting

• Prepare daily/weekly/monthly reports on maintenance activities, breakdowns, and energy usage.
  
• Maintain SOPs, checklists, maintenance logs, and equipment manuals.
  
• Support budgeting and cost forecasting for technical operations.
  

F. Support for Projects & Upgrades

• Assist in capital improvement projects, infrastructure upgrades, and office expansion works.
  
• Coordinate with project teams, consultants, and contractors on technical aspects.
  
• Ensure smooth handover of new installations to the operations team.
  

3. Required Skills & Competencies

• Strong knowledge of MEP systems (HVAC, electrical panels, DG, UPS, BMS).
  
• Technical troubleshooting and problem-solving abilities.
  
• Vendor and stakeholder management.
  
• Good understanding of safety standards and statutory compliance.
  
• Reporting and documentation skills.
  
• Familiarity with CAFM/BMS tools is an advantage.
  
• Communication and team coordination.
