VP / General Manager - Execution

Role Overview

The VP/GM Execution will lead the end-to-end construction and project delivery for large-scale commercial real estate projects (Grade-A offices, business parks, retail, mixed-use). The role demands strong technical expertise, strategic planning, stakeholder management, and on-site execution leadership to ensure timely, cost-effective, and high-quality project outcomes.

Key Responsibilities

1. Project Planning & Execution

• Lead complete execution of commercial real estate projects from concept to handover.
  
• Prepare detailed project plans, execution strategies, phasing plans, and resource allocation.
  
• Ensure all construction activities adhere to approved designs, safety norms, and quality standards.
  

2. Construction Management

• Oversee soil testing, structural works, MEP execution, faade works, interior fit-outs, and external development.
  
• Ensure coordination between civil, MEP, architectural, landscape, and faade contractors.
  
• Monitor daily/weekly project progress and drive timely completion.
  

3. Vendor & Contractor Management

• Evaluate, shortlist, and finalize contractors, vendors, PMC, and consultants.
  
• Ensure transparent tendering, BOQ validation, rate analysis, and cost control.
  
• Monitor contractor performance and manage escalations.
  

4. Budgeting & Cost Control

• Prepare and review project budgets, cash flows, and cost reports.
  
• Ensure project execution within planned budgets and timelines.
  
• Identify cost-saving opportunities without compromising quality.
  

5. Quality & Safety Compliance

• Implement strict quality control systems across all execution stages.
  
• Ensure compliance with safety regulations, statutory guidelines, and environmental norms.
  
• Oversee QA/QC audits and corrective action follow-ups.
  

6. Stakeholder & Client Management

• Report project progress to leadership, investors, architects, and external stakeholders.
  
• Handle regulatory authorities for approvals, inspections, and statutory compliance.
  
• Manage handover documentation and client coordination.
  

7. Team Leadership

• Lead project managers, engineers, planning teams, QS, and safety teams.
  
• Build a culture of accountability, technical excellence, and result orientation.
  
• Mentor teams for high-performance execution.
  

Required Qualifications & Experience

• B.Tech / M.Tech in Civil Engineering (mandatory).
  
• 20+ years’ experience in real estate execution, with minimum 7 years in commercial projects.
  
• Proven track record of delivering Grade-A commercial developments
  
• Strong understanding of MEP, faade engineering, interiors, and fit-out standards.
  
• Excellent leadership, negotiation, and cross-functional coordination skills.
