We have an opening for the post of Maintenance Engineer for a reputed Company in Real Estate Industry for their Mumbai (Borivali) Head Office. Position Objective: To manage all maintenance work of the properties post-handing over of possession to customers. Fulfill obligations of the Company with respect to customers, during Defects Liability Period. Key Responsibilities: 1. Collating property information Receive from Sales Dept., hand-over documents, post possession of properties to the customers. Receive from Sales / Legal Depts., document copies specifying company obligations to customers regarding maintenance/defect liability period. Contact information regarding customer/society (secretary/chairman). Receive from Construction team / Architects, As-Built Drawings and specifications. Receive from Contracts dept., Copies of Defects Liability Period specifications in the various Contracts with vendors. Copies of Warranties as specified in the Work Orders. Copies of AMC (Annual Maintenance Contracts). Contractor / vendor data (contact information). Receive from Purchase Dept., Guarantees / Warrantees of materials used. Supplier data (contact information). List and specification of materials / equipment used in the property. Inspect the premises and installations and understand the Company s scope for maintenance. 2. Resource Planning Maintain vendor list / develop appropriate vendors / petty work vendors for maintenance works, such as, Civil repairs, scaffolding, painting, deep cleaning, fa ade cleaning Carpenters, Doors and hardware, Window repairs Electricians, Plumbers, pump/motor repairs Elevator, Parking system STP vendor Fire Alarm, Fire Fighting agencies / equipment suppliers Security systems / CCTV / VDP vendors Landscape Plan for tools, equipment, spares, storage spaces for same. Plan maintenance team (internal resources such as supervisors, CRM assistants) 3. Complaint Assessment Register complaints. Interact with customer and understand the specific nature of the complaint / problem. Interact with construction team / quality engineer to identify the root cause. Determine the Scope and extent of Company s obligations. Obtain approval of CRM Head. 4. Execution Plan corrective action, mobilize resources, execute, and satisfactorily resolve the complaints. Obtain the customers acknowledgement. Report closure to CRM head. 5. Analysis and recommendations Analyze the complaints / nature of corrective works carried out, observe trends, perform root-cause analysis and report to Construction Head. Brainstorm with the construction team and recommend preventive measures (CAPA) 6. Reports and Records Maintain Complaints Register Maintain expenses record for the works done Submit complaints-and-action-taken reports on a regular basis (monthly), project-wise, categorizing the complaints based on their nature, the costs incurred. Assess performance of vendors and recommend corrective action if any. Reports to: Manager - CRM Candidates profile: Graduate with seven plus years of work experience in a similar capacity, in the field of estate maintenance of residential and commercial properties. An engineering backgound is advantageous. Has strong organizing and multi-tasking skills. Has good interpersonal skills and problem-solving abilities. Is fluent in the local languages.
