Job Description

1.Laboure Rate Management:

  • Maintain and regularly update knowledge of labour rates for various construction activities, including earthworks, concreting, masonry, tiling, finishing, painting, Aluminum works, facade works, etc.
  • Ensure that labour rates for construction activities are aligned with industry standards, government regulations, and project requirements.
  • Track labour market trends and competitor rates to maintain competitiveness and fairness in bidding and project cost estimation.

2. Competitor Data Collection and Analysis:

  • Gather and analyze competitor labour rates and project cost trends to stay competitive in the market.
  • Maintain up-to-date records of competitor data, including labour costs, subcontractor rates, and other resource-related pricing strategies.
  • Provide senior management with insights and recommendations based on competitor analysis to help optimize bidding strategies.

3. Resource Bank Maintenance:

  • Develop and maintain a Resource Bank that includes a comprehensive database of labour rates, material prices, contractor costs, and other relevant resources.
  • Ensure regular updates to the Resource Bank to reflect current market conditions and accurate data for project planning, estimation, and procurement.
  • Collaborate with internal teams to ensure that the Resource Bank is used effectively for project estimation and resource allocation.

4. Mode of Measurements & IS Codes:

  • Possess a deep understanding of the mode of measurements for construction activities and ensure compliance with IS Codes and other relevant standards.
  • Train project teams on accurate measurement practices and ensure that all measurements are taken by industry standards and IS codes.
  • Ensure the correct application of IS codes for measurement of work during the construction process, reducing the risk of disputes and inaccuracies.

5. Contractual Agreements and Negotiations:

  • Draft, review, and negotiate construction contracts with clients, subcontractors, and suppliers to ensure favorable terms for the company.
  • Ensure that contracts include appropriate clauses regarding bank guarantees, performance guarantees, and mobilization advances etc.
  • Monitor the execution of contracts and ensure that all terms, including deadlines, quality standards, and payment schedules, are met.

6. Work Orders Preparation:

  • Prepare detailed work orders for contractors, ensuring that all aspects of the work, including scope, timelines, and payment schedules, are clearly defined.
  • Review and approve work orders for subcontractor and vendor payments, ensuring that all work has been completed by contractual terms.
  • Ensure work orders comply with company standards, project budgets, and legal requirements

7. Risk Management and Legal Compliance:

  • Manage risks related to contracts, including those concerning delays, scope changes, and financial obligations.
  • Ensure that all contracts comply with legal obligations, including construction regulations, labour laws, and safety standards.
  • Advise the senior management team on potential risks, legal liabilities, and mitigation strategies regarding contract clauses, guarantees, and recoveries.

8. Contract Performance Monitoring:

  • Monitor the performance of all contractors, subcontractors, and suppliers, ensuring compliance with the terms of their contracts.
  • Address any contract disputes or non-compliance issues and take proactive steps to resolve them.
  • Work closely with the project management team to ensure that the project is progressing as per the contractual timeline and budget.

9. Reporting and Documentation:

  • Maintain comprehensive documentation of all contracts, work orders, guarantees, amendments, and other contractual documents.
  • Prepare regular reports on the progress of contract execution, including the status of bank guarantees, performance guarantees, and mobilization advances.
  • Provide periodic updates on resource usage, recovery of advances, and compliance with contract terms to senior management.

10. ERP System Management:

  • Manage and use the ERP system for tracking contracts, work orders, payments, and material procurement.
  • Ensure all contract data, work orders, and financial transactions are updated in the ERP system for accurate tracking and reporting.
  • Collaborate with the finance and procurement teams to ensure that all contractual data is accurately reflected in the ERP system for efficient decision-making.
