Job Description


The Senior Executive Legal - Real Estate will manage and oversee all legal aspects related to the

company's warehousing activities, focusing on lease agreements, property acquisition on lease or leave and

license basis, and compliance with related to the local and state laws. The role requires a deep

understanding of real estate laws, contract drafting and due diligence of property documents.

Key Responsibilities:

1. Lease Agreement Management:

  • Draft, review, and negotiate lease agreements of properties PAN India.
  • Ensure lease agreements are legally sound, comply with company policies, and protect the

company's interests.

2. Property Acquisition and Due Diligence:

  • Conduct due diligence of property documents by verifying the title of the owner, property tax,

electricity bill, plan/layouts, etc.

  • Manage the legal aspects of property acquisition on lease or leave and license basis.

3. Legal Compliance:

  • Ensure compliance with all relevant local, state, and national real estate laws and regulations.
  • Ensure proper stamp duty is paid as per the applicable State laws.
  • Ensure the Lease Agreements are duly executed and notarized/registered as applicable.

4. Contract Drafting and Management:

  • Draft and manage contracts related to warehousing activities, including indemnities, service

agreements, and vendor contracts.

  • Maintain a repository of all contracts and legal documents.

5. Collaboration and Liaison:

  • Negotiate the terms of the Lease Agreement with the Landlord without diluting the interest of the

organization.

  • Collaborate with internal departments such as operations, finance, and business development to

ensure alignment on legal matters.

  • Liaise with external legal counsel and regulatory bodies as needed.

6. Renewals and Termination:

Track renewal of Lease Agreements and follow up with the business team for timely of the Lease

Agreements.

Issuance of termination notices for properties to be vacated.

7. Documentation and Reporting:

  • Maintain an exhaustive MIS of all property-related documents, lease renewals, termination notice

and compliance records.

  • Provide regular reports to senior management on the status of legal matters and compliance.

Educational Qualifications:

  • LLB degree with excellent academic credentials.

Experience:

  • Minimum 2-3 years of experience in real estate law, with a focus on lease agreements and property

acquisition.

  • Prior experience as an in-house lawyer in the warehousing or logistics industry is preferred.

Skills:

  • Proficient in legal drafting with attention to detail.
  • Proficient in MS Outlook, Word, Excel, and PowerPoint.
  • Strong communication, interpersonal, and partner management skills.
  • A self-starter with excellent business discernment, legal acumen, and the ability to work both

cross-functionally and independently.

  • Knowledge of Real Estate laws.
  • Ability to understand the provisions related to notary, registration of documents, stamp duty

payable on agreements.

  • Ability to read, understand and review property documents such as sale deed, gift deed, land

records, etc.

  • Ability to handle pressure and volumes.
