Senior Architect - Real Estate

Key Responsibilities

1. Master Planning & Plotted Layout Architecture

• Lead architectural planning for plotted layout developments, including:
• Layout planning in coordination with town planning norms, zoning regulations, and statutory requirements
• Design of entry gateways, compound walls, security cabins, internal road hierarchy, and streetscapes
• Ensure functional efficiency, aesthetic coherence, and cost-effective design solutions
• Coordinate with infrastructure consultants for roads, stormwater drains, utilities, and landscape integration

2. Amenity & Community Buildings

• Design and develop architectural concepts and detailed drawings for:
• Clubhouses, community halls, gyms, multipurpose halls
• Parks, children’s play areas, open gyms, and recreational amenities
• Ensure amenity designs are:
• Low maintenance
• Operationally efficient
• Aligned with phased development timelines of plotted layouts

3. Residential Architecture – Villas & Independent Homes

• Develop architectural designs for villas and independent residential units across multiple typologies
• Ensure compliance with:
• Local building bylaws
• Fire, structural, and sustainability norms
• Create standard villa models that balance market appeal, construction efficiency, and cost control

4. Interior Design – Residential & Commercial

• Lead interior design concepts and detailing for:
• Villas and apartments
• Commercial buildings, offices, and retail spaces
• Develop interior specifications, material palettes, and design standards aligned with brand positioning
• Coordinate with MEP and execution teams to ensure constructability and service integration

5. Design Development & Documentation

• Prepare and review:
• Concept designs, schematic designs, and design development drawings
• GFC (Good for Construction) drawings and architectural details
• Ensure accuracy, clarity, and coordination across architectural, structural, and MEP drawings

6. Statutory Approvals & Compliance

• Interface with statutory authorities for:
• Planning approvals
• Building plan sanctions
• Design-related compliance submissions
• Ensure all designs meet local development control regulations and RERA-related architectural disclosures

7. Coordination & Stakeholder Management

• Coordinate with:
• Structural, MEP, landscape, and façade consultants
• Project planning, execution, and procurement teams
• Sales and marketing teams for product positioning and design inputs
• Provide architectural support during construction, including site visits and design clarifications

8. Design Governance & Brand Alignment

• Establish and maintain architectural design standards
• Ensure consistency of design language across projects while allowing contextual differentiation
• Evaluate and optimize designs for cost, constructability, durability, and lifecycle performance

Educational Qualification

• Bachelor’s or Master’s degree in Architecture
• Registered Architect with the Council of Architecture (mandatory)

Experience

• Minimum 10 years of professional experience in real estate development
• Proven experience in:
• Plotted layout developments
• Residential villa projects
• Amenity and clubhouse buildings
• Interior design for residential and commercial projects

Job Type: Full-time

Pay: ₹65,000.00 - ₹80,000.00 per month
