Commercial Leasing and Sales Executive is responsible for marketing and leasing of space in Grand Majestic. This includes coordinating with the General Manager Leasing and Sales for commercial leasing activities to secure quality long-term tenants while achieving minimal vacancy loss. Activities involve Mapping, BD Activities, Negotiation support, Marketing Activities, Lease Documentation works, tenants relationship etc.
1. Complete mapping survey activity in micro markets as assigned from time to time in regards to available space, price, amenities etc.
2. Mapping the client requirement and furnish the necessary details as per their feasibility post coordinating with the reporting manager, project team / Architect.
3. Generating leads through direct client sourcing, cold calling, organised BD calls as well as through agents (IPC & local) and perform necessarily follow up activities. Working towards increasing the new business portfolio in the company.
4. Organizing client and broker meetings for the reporting manager and escorting him in the meeting.
5. Handle all Walk-ins for sales and leasing/rental and Interface with clients from point of walk-in to closure, which would involve negotiation, drafting of LOI/Lease Deed, execution, and collections
6. Responsible for preparing presentations for pitch to prospective clients and furnishing marketing and other client engagement collaterals.
7. Responsible for all documentation related to sale and lease/rent, which inculcates- Draft proposals, Term sheet/ LOIs, Termination/surrender of leases or any other documents related.
8. Responsible for annualized rental- Fresh client/ renewal for existing tenants and collection of the due amount
9. Identify new channel partner/agency (Bangalore & Tire Two cities) and empanel them to develop brand related communication and support them generate business.
10. Assist Reporting Manager in negotiation and closing of sale and lease transactions.
