Vendor & Contractor Management: Monitor performance of OEMs, AMCs, and service contractors as per SLA/KPIs. Raise service requisitions, review POs, certify vendor bills, and track payment closures. Conduct site inspections and technical audits with vendors for quality assurance. 4. Compliance & Documentation: Ensure adherence to safety norms, environmental standards, and audit compliance (ISO/Statutory). Maintain updated documentation, including PPM records, asset registers, and compliance trackers. Support the preparation of audit documentation and technical reports. 5. Budgeting & Procurement: Assist in preparing annual maintenance budgets and cost control measures. Support procurement by evaluating quotes, preparing comparative statements, and validating technical specifications. Qualification & Experience: Education: B. Job Title: Senior BIM Designer (Mechanical) Location: Chennai, Tamil Nadu Job Type: Full-Time Experience Required: 2 - 7 Years Educational Qualification: Engineering Graduate (Mechanical Preferred) Job Description: We are seeking an experienced Senior BIM Designer (Mechanical) with expertise in Revit MEP and other relevant tools to support our MEP design projects. The ideal candidate will possess a strong background in HVAC design and calculations, with additional capabilities in plumbing and firefighting system designs. Experience working on U.S.-based healthcare projects will be an added advantage. Key Responsibilities: Utilize Revit MEP , Navisworks , AutoCAD 3D , Trace , and Trace 3D for MEP design and coordination. Perform heat load calculations and other mechanical engineering calculations (e.g. pump head, ESP calculations). Design and develop HVAC systems as per project specifications. Assist in basic Plumbing and Firefighting system designs. Prepare accurate and detailed Revit models for MEP systems. Independently handle MEP design tasks and ensure timely delivery of project milestones. Communicate effectively with U.S.-based clients , understanding their project requirements and ensuring expectations are met.
