Real Estate Manager

As a Business Development Manager with 2-6 years of real estate experience based in Mumbai, your role will involve driving sourcing and deal negotiations for land, redevelopment, JD-JV, and SRA opportunities for investment and development. Your key responsibilities will include: - Identifying and sourcing various types of real estate opportunities such as land, redevelopment, JD-JV, and SRA for investment and development. - Computing Floor Space Index (FSI), fungible FSI, Transfer of Development Rights (TDR), and interpreting Development Control and Promotion Regulations (DCPR/DCR). - Preparing detailed profitability statements, financial models, and cash flow projections. - Conducting financial feasibility studies including Net Present Value (NPV), Internal Rate of Return (IRR), and sensitivity analysis. - Managing deal structuring and negotiations, encompassing outright purchase, JD, JV, and revenue-sharing models. - Coordinating due diligence processes, including RERA compliance, legal approvals, and other necessary documentation. - Providing market intelligence related to pricing, absorption rates, and competitor launches to guide decision-making. - Developing and maintaining strong relationships with brokers, landowners, and key stakeholders to source opportunities. - Monitoring key performance indicators (KPIs) such as value and conversion of the deal pipeline, accuracy of financial assumptions, and timely deal closures. Key Skills required for this role include a strong grasp of FSI/DCPR, proficiency in financial modeling (Excel-based), market sourcing, broker/landowner network, negotiation, stakeholder management, as well as excellent communication and presentation skills.
