Summary:
The role is a strategic, multi-faceted position at the intersection of real estate advisory, market research, and corporate strategy. The incumbent will drive end-to-end location and real estate decision-making for clients, particularly those establishing or expanding operations in India. This includes conducting in-depth market research, analyzing talent and economic dynamics, and delivering data-driven recommendations on optimal locations and real estate portfolios. The role demands a blend of analytical rigor, creative problem-solving, and hands-on project leadership to support clients in achieving workforce optimization and long-term business growth. The individual will work closely with internal teams and external partners to deliver high-impact consulting solutions, from initial site assessment to final handover.
Responsibilities:
- Conduct comprehensive primary and secondary research across talent dynamics, real estate trends, business ecosystems, GCC landscapes, infrastructure, and socio-economic indicators.
- Maintain and update dynamic databases to support ongoing analysis and client deliverables.
- Lead market research, data analysis, and insights generation to inform strategic recommendations.
- Develop high-quality marketing and sales collateral for internal and client-facing use.
- Prepare detailed reports and presentations for internal stakeholders and client engagements.
- Design and implement innovative tools and platforms to enhance research and decision-making processes.
- Lead real estate portfolio strategy and planning, including occupancy modeling and space optimization.
- Perform city- and micro-market-level location assessments across India to identify high-potential areas.
- Identify and evaluate suitable micro-markets based on trends, demand, and strategic alignment.
- Define option criteria and compile a long list of potential properties in collaboration with developers and IPC partners.
- Organize and coordinate site visits for client teams.
- Lead negotiations with developers, operators, and landlords for shortlisted properties.
- Develop financial models and qualitative assessments to support option shortlisting.
- Facilitate technical and legal due diligence in coordination with Embark’s consultants.
- Deliver final recommendations on preferred and backup locations, backed by data and strategic insight.
- Support legal documentation and execution through Embark’s appointed partners.
- Oversee site handover processes to ensure seamless transition and client readiness.
Requirements Requirements:
- Bachelor’s degree in Architecture, Civil Engineering, Construction Management, or a closely related field.
- 8 15 years of progressive experience managing commercial or office interior fit-out projects, with demonstrated success on high-value or GCC-focused assignments.
- Proven hands-on leadership in managing on-site teams, contractors, and subcontractors, including experience with turnkey project delivery.
- PMP or PRINCE2 certification is preferred but not mandatory.
- Strong analytical, strategic, and problem-solving skills with a track record of delivering data-informed recommendations.
- Excellent communication, presentation, and stakeholder management abilities.
- Proficiency in data analysis tools, financial modeling, and project management software.
