Job Description

Role & responsibilities

  • Manage all post-contract Quantity Surveying activities for hotel/resort projects, ensuring compliance with contract conditions, drawings, and specifications.
  • Validate and certify contractor monthly running bills, measurement sheets, joint measurements, and site progress records.
  • Review and certify MEP contractor submissions including material consumption, installation records, test reports, and progress claims.
  • Prepare, review, and validate rate analyses, change requests, variation orders, and cost adjustments in line with contractual provisions.
  • Maintain updated cost monitoring sheets, cash flow forecasts, and project cost-to-complete assessments.
  • Coordinate with design consultants, PMC teams, and contractors for technical clarifications, measurement validations, and closure of QS-related queries.
  • Conduct site audits for measurement verification, quality alignment, material reconciliation, and status of Civil/MEP works.
  • Evaluate contractor procurement submissions, including BOQ compliance, specifications, and installation methodology.
  • Track, record, and document all site events and changes impacting cost and timelines for claims and variation substantiation.
  • Support preparation of contractual letters, commercial correspondences, and recommendations to the client.

Commercial & Contractual Administration

  • Review contract agreements, BOQs, tender documents, and technical specifications for post-contract compliance.
  • Manage commercial assessment of additional works, time extensions, cost impacts, and client instructions.
  • Prepare financial summaries, cost comparison sheets, and commercial dashboards for client reporting.
  • Coordinate with internal and external stakeholders for project cost control, value tracking, and budget adherence.
  • Assist the client with contractor negotiations, cost finalizations, and settlement of deviation claims.

Final Account & Closeout

  • Prepare and finalize project final accounts for Civil and MEP packages, including reconciliation, change logs, and supporting documentation.
  • Lead contractual closeout activities with contractors and consultants, ensuring complete documentation and audit-ready records.
  • Provide commercial support during handover and ensure accurate cost closure aligned with client requirements.

Preferred candidate profile

  • 7-10 years of relevant QS experience

    strictly in consultancy organizations

    (mandatory).
  • Strong background in

    hotel or resort development projects

    (Civil & MEP).
  • Excellent knowledge in post-contract management, billing, measurement, cost control, and contract administration.
  • Proficiency in MS Excel, BOQ preparation, rate analysis, contract interpretation, and commercial documentation.
  • Strong communication, client coordination, analytical skills, and ability to work within defined timelines.
  • Degree in Civil/Mechanical Engineering or Quantity Surveying (preferred).
