Role Description

Projects Manager

You will translate GFC and detail drawings into executable workpacks, coordinate samples and mock-ups, verify measurements for RA bills, and drive snag closure to zero. You’ll work closely with Design and Procurements to remove ambiguity, minimise rework/wastage, and land handovers on time with clean documentation. This is a site-led role with structured client updates; success is measured by on-time delivery, SLA adherence, documentation hygiene, and smooth contractor execution.


Key Responsibilities

  • Run multiple projects with PMAs:

    You’ll lead more than one project at a time, with PM Associates tagged to you. You plan and decide; they handle day-to-day checks and documentation you assign.
  • Make a clear plan:

    Set key dates and dependencies; share a simple

    7-day plan

    every week.
  • Keep dates honest:

    Lock target dates, call out delays early, run a recovery plan, and note the variance.
  • Turn drawings into tasks:

    Break GFC/detail drawings into trade-wise task lists with dimensions and “how to build” notes.
  • Control changes & queries:

    Keep a clean change log; raise and close questions fast so no one guesses on site.
  • Daily site huddle:

    Short check-in on who does what, where, and in what order; confirm manpower and access.
  • Unblock people:

    Coordinate contractors, vendors, building management, and our team to clear site blockers.
  • Call materials on time:

    Raise material requests with specs/qty; track them so deliveries land

    just-in-time

    (not too early, not late).
  • Manage lead times:

    Flag risks and alternates early; fix delivery slots, storage, and handling at site.
  • Check quality simply:

    Use trade-wise checklists; approve samples/mock-ups; keep photo proof.
  • Close snags properly:

    Maintain a live snag list with owners and due dates; close with photo proof and stop repeats.
  • Measure the work:

    Take site measurements, compare with the BoQ, and give clear inputs for contractor bills.
  • Watch costs & changes:

    Track changes, productivity, and spend; recommend fixes with basic data.
  • Track issues with targets:

    Use an issue list with

    priority levels

    and

    target fix times

    ; escalate before deadlines slip.
  • Send one weekly update:

    Progress %, photos, risks, decisions needed, and the next week’s plan.
  • Get stage sign-offs:

    Secure approvals at key stages to avoid surprises later.
  • Prepare handover early:

    Plan for handover, close all snags, and compile warranties, as-builts, and vendor details.
  • Use & improve templates:

    Keep trackers/checklists clean; run quick post-project reviews and improve the forms.
  • Rate contractor performance:

    Track attendance, speed, quality, and responsiveness; share inputs for empanelment/rate decisions.
  • Handle building rules:

    Arrange permits, shutdowns, and work windows with building teams when needed.
  • Keep sites tidy & safe:

    Maintain clean, organised sites (safety is managed internally).


Qualifications

  • Education or equivalent experience:

    Degree/Diploma in Civil/Interior/Construction.
  • Experience:

    3–7 years running interior projects end-to-end, comfortable owning the site day to day.
  • Drawings to action:

    Can read plans, ceiling layouts, elevations, sections, and details—and turn them into clear site tasks.
  • Tools:

    Strong with Excel/Google Sheets; keeps clean photo evidence and simple progress trackers.
  • Shop drawings & setting-out:

    Can review/mark up vendor/contractor drawings and give precise setting-out dimensions on site.
  • Commercial basics:

    Understands itemised cost sheets, progress measurements, change orders, and the purchase flow (request → order → goods received); can give clear inputs for contractor bills/payment notes.
  • Communication:

    Clear written & spoken updates; professional with contractors, vendors, building teams, and clients.
  • Languages:

    English; Bengali/Hindi preferred.
  • Work style:

    High attention to detail, strong time management, ownership of outcomes; site-ready (PPE) and willing to travel within the city.
  • Nice to have:

    Basic scheduling tools (e.g., MS Project), a two-wheeler licence, and experience working on live/occupied sites.
