Job Description

  • Own and deliver sales targets (value & volume) for the assigned project
  • Drive daily, weekly, and monthly bookings as per project sales plan
  • Monitor inventory movement, pricing, and absorption rates

Team Leadership & Site Management

  • Lead, train, and motivate site sales managers and executives
  • Ensure disciplined sales processes and high productivity at site
  • Conduct daily sales reviews, pipeline tracking, and performance meetings

Channel Partner Management

  • Develop and manage a strong network of channel partners and brokers
  • Conduct CP meetings, site visits, and incentive programs
  • Track channel partner performance and improve contribution ratios

Customer Conversion & Closures

  • Oversee lead handling, customer engagement, and negotiations
  • Personally handle high-value deals and critical client closures
  • Ensure timely documentation, booking, and agreement execution

Marketing & Launch Execution

  • Coordinate with marketing for project launches, site promotions, and campaigns
  • Provide market intelligence on pricing, competitor activity, and buyer trends
  • Support digital, walk-in, and on-ground sales initiatives

CRM, Reporting & Compliance

  • Ensure accurate data entry and lead tracking in CRM systems
  • Prepare MIS reports on bookings, conversions, and site performance
  • Ensure compliance with RERA, legal, and company sales policies

Key Performance Indicators (KPIs)

  • Monthly & quarterly booking value and unit sales
  • Lead-to-booking conversion ratio
  • Channel partner contribution
  • Site walk-ins vs closure rate
  • Sales cycle turnaround time
  • Customer satisfaction and complaint resolution

Required Skills & Competencies

  • Strong project-level sales leadership experience
  • Excellent negotiation and customer handling skills
  • Deep understanding of real estate sales processes and documentation
  • Ability to manage pressure and aggressive targets
  • Proficiency in CRM tools and MS Excel

Qualifications

  • MBA / PGDM in Sales & Marketing (preferred)
  • Bachelor's degree in any discipline
  • Proven experience handling large residential / commercial projects
