The Manager / Senior Manager F&A (Project Budgeting & Controlling) will be responsible for overseeing the financial planning, budgeting and project cost control processes for residential and commercial real estate projects. The role requires close coordination with project, procurement and execution teams to ensure optimal utilization of budgets, accurate financial forecasting, and adherence to timelines. The incumbent will play a key role in ensuring financial discipline and project profitability through systematic monitoring, reporting, and analysis.
1. Evaluate balance cashflows submitted by project teams for business plan preparation.
2. Assess balance BOQs against approved project budgets to ensure cost alignment.
3. Review final material reconciliation reports against inventory consumption requests.
4. Prepare and validate annual business plans in coordination with relevant stakeholders.
5. Review and sign off construction budgets as per BOQs, approved variations and NFAs.
6. Conduct cost analysis in PSFT and compare against approved project budgets.
7. Monitor and report project completion timelines against defined targets.
8. Analyse year-on-year budget changes and document key variances.
9. Review and manage budgets for external electrical and infrastructure works.
10. Submit detailed reports on project cost incurred vs. budget and balance costs to banks and lenders.
11. Ensure budgetary control within SAP for all approved budgets.
12. Analyse and approve new project budgets and associated financial models.
13. Review project progress reports and provide insights on financial and operational performance.
14. Participate in vendor negotiation meetings representing the finance function.
15. Review contracts, purchase orders, comparative quotes, and vendor credentials for management approval.
16. Evaluate tender documents, SCCs, GCCs, and BOQs for final contract awarding in new projects.
1. Strong analytical and financial modelling skills.
2. Expertise in SAP (Budgeting, Cost Control and Reporting Modules).
3. Deep understanding of project cost accounting and construction budgeting.
4. Excellent negotiation, coordination, and communication skills.
5. Detail-oriented with strong problem-solving and decision-making abilities.
6. Proficiency in MS Excel, PowerPoint, and ERP-based reporting tools.
7. Knowledge of real estate development lifecycle and construction processes.
1. MBA+ Civil Engineer / CA / CA Inter / Cost Accountant (ICWA) / MBA in Finance.
2. 5 to 10 years of experience in project budgeting, cost control, and financial planning in the real estate or infrastructure industry.
3. Prior experience in handling large-scale residential and/or commercial projects preferred.
4. Strong exposure to SAP and project-based accounting systems.
