We have helped prevent 0.5% of India’s total carbon emissions and 1.1% of India’s total power sector emissions, in addition to generating around 130,000 jobs over the past decade Job Description Key Responsibilities: Lead and manage end-to-end land acquisition processes for Renewable Energy projects in Maharashtra, ensuring alignment with project timelines and regulatory requirements. Possess a deep understanding of Maharashtra Land Laws, land conversion norms, and statutory obligations. Oversee all stages of land acquisition including title due diligence, land identification, documentation, registration, and mutation. Handle applications and secure timely approvals from Gram Panchayats, Municipal/Town Panchayats, and local development authorities. Work closely with MEDA (Maharashtra Energy Development Agency) for submission of applications and securing necessary permits/approvals. Maintain expertise in reviewing and interpreting land records, including 7/12 extracts, Ferfar, and mutation entries. Build and maintain strong relationships with local authorities, revenue department officials, and landowners to facilitate smooth acquisition and conversion processes. Proactively resolve RoW challenges, address local/community concerns, and mitigate political or social resistance through effective communication and negotiation. Create and manage a network of field agents, surveyors, legal consultants, and other third-party agencies to support land acquisition efforts. Ensure meticulous documentation and strict compliance with all legal, regulatory, and corporate governance standards.

Role & responsibilities The provisional KRAs will be :- Mergers & Acquisitions (M&A) Opportunities/ New Business Opportunity Identify, evaluate, and support potential M&A opportunities from a legal standpoint. Conduct legal due diligence, risk assessment, and regulatory analysis for target companies. Draft, review, and negotiate transaction documents such as share purchase agreements, business transfer agreements, and shareholder agreements. Liaise with external counsel and ensure legal compliance throughout the transaction lifecycle. Compliance Management Ensure the companys compliance with all applicable corporate laws, SEBI regulations, labor laws, and environmental regulations. Monitor changes in legal and regulatory frameworks and implement necessary policy updates. Oversee statutory filings, licenses, and returns required under various laws and regulatory bodies. Develop and implement internal compliance systems and conduct periodic audits. Litigation Management Handle all company-related litigation matters civil, criminal, commercial, labor, and tax. Coordinate with external advocates, monitor case progress, and ensure timely responses and representation. Maintain and update litigation records and prepare periodic reports for management review. Evaluate the impact of litigation and provide legal strategy and risk mitigation advice. Corporate / Business Restructuring Provide legal support in corporate restructuring activities such as mergers, demergers, amalgamations, spin-offs, and asset sales. Draft and review restructuring schemes and related legal documentation. Ensure compliance with regulatory approvals (NCLT, SEBI, RBI, etc.) and oversee the legal execution of restructuring plans. Analyze implications of restructuring on business operations, tax, and contracts. Land & Property Matters Manage legal aspects related to land acquisition, lease, sale, and property development. Conduct title due diligence and resolve disputes pertaining to land and real estate. Ensure proper documentation, registrations, and regulatory clearances related to land. Liaise with government authorities for land conversion, zoning, and other statutory compliances. DGFT and DGTR Interfacing with the Directorate General of Foreign Trade (DGFT) and Directorate General of Trade Remedies (DGTR) for licenses, schemes, and compliance-related matters. Managing import-export legalities, anti-dumping investigations, export incentives, and other trade-related legal matters. Ensuring timely submissions and responses to queries, audits, and investigations from these bodies. Board & Corporate Governance Support the Board of Directors and Committees in legal and secretarial matters. Prepare and review board agendas, resolutions, minutes, and related documentation in line with Companies Act, 2013. Ensure corporate governance best practices and ethical compliance across the organization. Act as a liaison between legal and senior management for risk mitigation and strategic decision-making. Acquisition of immovable properties and conducting due diligence relating to the title of the property and preparing flow of title, due diligence report and legal opinion. 2. Physical Verification of the property, Conducting Survey of the lands and coordinating with the Survey officials. 3. Drafting, vetting and execution of various documents such as Joint Development Agreements, Lease deeds, Leave and License Agreements, Sharing Agreements, General Power of Attorney, Special Power of Attorney, Sale Agreements, Sale Deeds, Assignment Agreements, Relinquishment Deed, Deed of Confirmation, Deed of Declaration, Mortgage Deed, Partition Deed, Civil and Technical Contract Agreements, Tripartite Agreements with the Banks and Customers, etc., 4. Updating and maintenance of Land Banking Data and Data of all the executed documents. 5. Taking care of the entire registration process of various documents through online portal. 6. Liaisoning with various statutory, local bodies, local planning authorities such as Revenue, BDA, BBMP, CMC, BIAAPA, BMRDA, BDA, Gram Panchayaths, Railways, KSPCB, BWSSB, BSNL, BESCOM, RERA in getting all approvals with respect to implementation of the real estate projects. 7. Review and negotiating bank funding documents, Service Agreements, Agreements related to finance/loan and other allied agreements. 8. Coordinating with the bank officials and Advocates in getting the Project approvals, Project Finance and Housing Loans to the customers. 9. Addressing queries and issues raised by the Customers and their advocates. 10. Keeping track of all the cases and coordinating with external advocates in attending the cases and follow up of the same. 11. Replying to the legal notices, keeping track of all the legal notices and resolving the issues. 12. Maintaining the project wise original documents and records. 13. Coordinating on daily basis with various internal teams such as Planning, Architects, Engineering, Marketing, Sales, CRM, Accounts and Purchase. 14. Coordinating with Customers in forming the Apartments Owners Association and handing over of the project to the Association. 15. Providing clarification to Business/Finance other internal teams w.r.t any legal issues. 16. Advice management and other internal departments on prevailing legal risks and liabilities associated with different deals. 17. Coordinating with various internal stake holders for perpetration, vetting, negotiation of various deeds and documents. 18. Preparation and Review of LOI’s, Leave and license agreements in respect of Commercial complex/Mall. Qualifications 1. Bachelor’s degree, LLB, LLM (anyone) 2. Must have minimum 5 to 10 years of experience in Real Estate Industry. 3. Must be proficient in MS Word, Excel, Power Point. 4.
