Position: Project Head High-Rise Buildings / Villas/Commercial (Maintenance)

Experience: 20+ Years

Industry: High-Rise Residential / Villas/Commercial

Functional Areas: Project Maintenance | STP | Water Supply | Electrical

Role Summary

end-to-end leadership, execution, commissioning, and lifecycle maintenance

Key Responsibilities

Overall Project Leadership

• Act as

  single-point authority

  for utilities and maintenance across high-rise projects.
• Lead planning, execution, commissioning, handover, and post-handover operations.
• Coordinate with top management on project strategy, timelines, and risk mitigation.

STP & Wastewater Management

• Oversee

  design review, construction, commissioning, and O&M

  of STP systems suitable for high-occupancy high-rise buildings.
• Ensure compliance with

  Pollution Control Board (PCB)

  and environmental norms.
• Manage treated water reuse for flushing, landscaping, and auxiliary services.

Water Supply /Plumbing Systems/ Fire Fighting/ Lifts

• Head execution and maintenance of

  raw water, treated water, UGT/OHT, hydro-pneumatic systems, pressure boosting systems, vertical risers, and plumbing networks

  .
• Ensure adequate pressure and uninterrupted water supply across all floors and towers.
• Implement water conservation, rainwater harvesting, and reuse initiatives.

Electrical Systems – High-Rise

• Lead

  HT/LT electrical works

  , including substations, transformers, RMUs, DG sets, solar systems, panels, cabling, risers, and earthing.
• Ensure load planning, power redundancy, and electrical safety.
• Liaise with DISCOMs and authorities for approvals, energization, and inspections.

Project Maintenance & Operations

• Establish

  ,

  preventive, predictive, and Security Services maintenance strategies

  for all utility assets.
• Ensure high system uptime and minimal service disruptions.
• Manage AMCs, vendors, and service contracts effectively.

Safety, Quality & Compliance

• Ensure compliance with

  environmental, electrical safety, fire, and local authority regulations

  .
• Conduct audits, inspections, and mock drills.
• Maintain statutory records, test certificates, and compliance documentation.

Financial & Contract Management

• Control

  CAPEX and OPEX budgets

  related to utilities and maintenance.
• Review BOQs, tenders, contracts, and change orders.
• Drive cost optimization while maintaining quality and safety standards.

Team Leadership & Stakeholder Management

• Lead multidisciplinary teams including

  civil, electrical, mechanical, and utility engineers

  .
• Mentor senior managers and site teams.
• Coordinate with consultants, architects, contractors, vendors, and senior leadership.

• Strong leadership and decision-making capability
• Deep knowledge of

  STP operations, vertical water distribution, and HT/LT electrical systems

• Risk management, compliance, and safety orientation
• Excellent communication and stakeholder management skills

Educational Qualifications

• B.E./B.Tech in

  Civil / Electrical / Mechanical / Environmental Engineering

• Post-graduate qualification or PMP certification is an added advantage

Experience Requirement

• 20+ years

  of experience in

  high-rise building/villas/commercial projects

• Proven track record as

  Head / Senior Project Manager

  handling utilities and maintenance
