Role Overview:

The Head Project Management (Commercial) will lead the planning, execution, monitoring, and delivery of commercial real estate projects (Grade A offices, IT parks, business hubs). This role requires strong exposure to IPC consulting and real estate development environments, with extensive experience in managing large-scale commercial construction, stakeholder coordination, project budgeting, and timely delivery.

Key Responsibilities:

Project Planning & Strategy

• Develop and drive end-to-end project strategy, timelines, budgets, and quality benchmarks.
  
• Review architectural and technical designs to ensure compliance with business, safety, and statutory requirements.
  
• Finalize project charters, scope, resource planning, and risk matrices.
  

Execution & Delivery

• Lead execution of commercial construction projects from concept to handover.
  
• Ensure alignment of project milestones with contractual timelines and deliverables.
  
• Implement best practices in project control, cost optimization, and safety management.
  

Stakeholder Management

• Liaise with internal stakeholders (Design, Sales, Legal, Finance, Liaison, Procurement) and external agencies (Consultants, IPC firms, Contractors).
  
• Ensure seamless coordination with statutory authorities for approvals, NOCs, and compliances.
  
• Represent the company in client/tenant discussions for customization and delivery planning.
  

Vendor & Contract Management

• Evaluate, appoint, and manage consultants, contractors, and service vendors.
  
• Negotiate contracts, manage change orders, monitor performance, and ensure contract compliance.
  
• Track project budgets, billing, and MIS reporting.
  

Quality & Compliance

• Ensure construction quality standards as per commercial Grade A specifications and industry benchmarks.
  
• Monitor EHS (Environment, Health & Safety) compliance across all sites.
  
• Conduct site audits and ensure adherence to building codes and regulatory norms.
  

Leadership & Team Development

• Lead and mentor a multidisciplinary project team (Planning, Site engineers, QS, MEP, PMC).
  
• Set performance metrics and ensure cross-functional coordination.
  

Required Skills & Competencies:

• Proven leadership in delivering large-scale commercial real estate projects (Grade A, IT parks, Business parks).
  
• Strong background in IPC / Real Estate project management consulting (CBRE, JLL, Cushman & Wakefield, Colliers, Knight Frank, etc.).
  
• Expertise in project planning tools (MS Project, Primavera, AutoCAD).
  
• Strong negotiation, decision-making, and stakeholder management skills.
  
• Well-versed with building codes, RERA, NBC, local regulations, and statutory compliance norms.
  
• Excellent communication and client presentation skills.
