Facility Manager - Technical + Soft - Kalina, Santacruz

Role & responsibilities:

• Oversee operation, routine maintenance, preventive, predictive, and corrective maintenance of all technical systems:

  AHU, HVAC, Fire Safety Systems, DG sets, UPS/Battery systems, STP/WTP, / BMS

  ,

  chillers

  etc.
• Plan and execute maintenance schedules and ensure minimal downtime of critical systems.
  
• Manage service / repair contracts, AMCs, vendor performance, SLA adherence.
  
• Ensure infrastructure (electrical distribution, lighting, power back-ups, water supply, drainage, lifts/elevators) is functional and safe.

• Oversee all housekeeping / janitorial operations including those involving chemical cleaning agents: procurement, safe handling, storage, usage, disposal.
  
• Develop and enforce SOPs for chemical use (type of chemical, dilution, PPE, MSDS, disposal).
  
• Manage other soft services: cleaning of common areas, restrooms, cafeterias, pantry operations, landscaping, pest control, waste

• Hiring, managing, training, supervising both in-house technical & soft-services teams.
  
• Regular performance reviews, productivity assessments.
  
• Manage vendor contracts: selection, negotiation, SLA / KPI setting, audits.
  
• Ensure staffing levels are sufficient; manage schedules / shifts.management (hazardous & non-hazardous).
  
• Supervise vendors / contractors performing these services; ensure quality, hygiene, environment, and health & safety standards are met.
