Commercial Strategy

Key Responsibilities HPM Budget strategy and control Review, validate and approve annual budget prepared by the commercial team Quarterly review of budgeted vs actual spend of all Property Management/HPM budgets (FCAM, BCAM, Clubhouse, Handover etc.). Highlight deviations and prepare action plan to mitigate the same Review and validate additional budget requests throughout the year along required approvals Own P&L account and work on observations highlighted by internal audit team CAM account Coordinate with Design and MEP teams to prepare Common Area Maintenance (CAM) budgets for upcoming projects Revise CAM charges for existing projects annually or during events like possession/OC period Work with Sales, Customer Experience, Accounts and HPM teams to ensure revised CAM rates are implemented Society account and handover strategy Track each society's commercials to plan society formation Work across functions to get the society registered and handed over as per policy CAM Renewals Billing and Collection Plan CAM renewal billing as per policy Work with Accounts and HPM commercial team to ensure bills are raised with correct amount and on time Track weekly collection vs billing of all CAM (BCAM, CGC etc.) and share monthly MIS report on collection to senior stakeholders Commercial initiatives & reporting Identify cost reduction opportunities and work with other teams members on implementing the same Review and optimize vendor strategy as part of either service improvement or cost reduction or both Identify process and policy interventions required for further improvements and work with strategy team on implementation Prepare and publish MIS reports/trackers on commercials with internal teams and senior management on timely basis
