Job Description

Role & responsibilities

Market Research & Scouting:
Conduct deep-dive analysis of target trade areas, evaluating footfall, traffic patterns, and catchment area demographics (e.g., elderly population density).
Competitor & Partner Mapping:
Identify gaps in the market by mapping existing pharmacies and high-prescribing medical clinics or hospitals to ensure prime positioning.
Site Evaluation & Feasibility:
Assess potential properties based on frontage, visibility, storage capacity (for temperature-controlled inventory), and patient accessibility (parking/ADA compliance).
Negotiation & Deal Closing:
Lead commercial negotiations with landlords, developers, and brokers. Secure favorable lease terms, including rent, duration, TI (Tenant Improvement) allowances, and exclusivity clauses.
Financial Analysis:
Prepare business cases and ROI projections for each potential site, presenting findings to senior leadership for approval.
Regulatory & Legal Due Diligence:
Coordinate with legal and compliance teams to ensure sites meet state and local pharmacy licensing requirements, zoning laws, and safety regulations (Fire NOC, signage permits).
Pipeline Management:
Maintain a healthy pipeline of prospective sites to report acquisition status to stakeholders weekly.

Preferred candidate profile

Graduation is preferrable (Negotiable for Experienced candidates)
Minimum 3 years experience in property acquisition and negotiation
Candidates from retail/telecom preferred
