Job Title: Business Development Executive New Store Expansion (NSO)

Function: Business Development / Expansion

Reports to: BD Manager / Head – NSO / Projects Head

Role Purpose

scouting, identifying, evaluating, and closing suitable commercial properties

Key Responsibilities

Property Scouting & Market Mapping

• Scout potential

  retail properties

  across assigned territories for upcoming NSOs.
• Conduct

  area and catchment mapping

  covering residential density, footfall, competition, and access.
• Identify

  high-potential, low-rental

  locations suitable for hard-discounter formats (ground floor / easy access).
• Build and maintain a

  live property pipeline

  with details of size, rent, tenure, landlord info, and availability.

Property Evaluation & Feasibility

• Ensure properties meet SAVOmart’s

  store format norms

  :
• Carpet area, frontage, ceiling height
• Power load, water, drainage
• Entry/exit visibility and customer accessibility
• Do

  commercial feasibility checks

  :
• Rental vs revenue potential
• Deposit, escalation, lock-in
• Fit-out feasibility and timelines
• Coordinate site feasibility with

  Projects, Operations, SCM, and Finance

  teams.

Landlord & Broker Management

• Liaise with

  property owners, landlords, and brokers

  to source leads.
• Negotiate

  rentals, deposits, escalation clauses, and lease terms

  in line with hard-discounter cost discipline.
• Maintain strong broker network for continuous property inflow.

Deal Closure & Documentation

• Support lease finalization, LOI issuance, and agreement execution.
• Coordinate with legal and finance teams for

  documentation and approvals

• Ensure timely handover of sites for

  fit-out and store launch

  .

Internal Coordination

• Work closely with

  NSO Head, Projects, Operations, HR, and SCM

  to meet store launch timelines.
• Provide weekly

  property pipeline and NSO status updates

  to management.
• Support fast execution for

  time-bound NSO launches

  .

Key KPIs / Success Metrics

• Number of

  qualified properties scouted per month

• NSO sites

  closed vs target

• Average

  rental cost per sq. ft.

• Time taken from

  site identification to closure

• Compliance to

  hard-discounter store economics

Eligibility & Experience

• Graduate in any discipline (MBA / Real Estate / Retail Management preferred).

• 2–6 years

  experience in:
• Retail expansion / real estate BD
• Supermarkets, QSR, FMCG retail, or value retail formats
• Strong understanding of

  local real estate markets

  .

Skills & Competencies

• Strong

• Market mapping and analytical skills
• High field orientation; comfortable with

  extensive travel

• Excellent coordination and follow-up skills
