Back-office Liaison Architect/Engineer

Role Summary

• The Back-office Liaison Architect acts as a key coordination point between the company, external consultants, and project teams to ensure timely approvals, compliance with statutory norms. The role involves checking Municipal drawings received from municipal architect and documents required for statutory permissions before submission. Coordinate with consultants for obtaining all NOCs, and complete all IOD conditions in time. provide data required for project to related consultant. maintain municipal approval/NOC files/drawings.

Key Responsibilities

1. Statutory Approvals & Compliance

• Prepare, review, and submit municipal drawings for approvals to municipal and statutory authorities (e.g., BMC, SRA, MMRDA, MHADA, Town Planning, Fire Department, Environmental authorities, Land revenue, CTSO).
• Obtain quotation from consultant, compare quotes, issue work order/appointment and acceptance letter (Municipal Architect, site supervisor, plumber, horticulturist, HRC, Civil aviation etc)
• Coordinate with consultants for obtaining all NOCs, and complete all IOD conditions in time.
• Track approval status on autodcr, follow up regularly with consultant, and ensure timely clearances.

2. Coordination & Liaison

• Act as the primary liaison between the company and government agencies for plan sanctions, permissions, occupancy certificates (OC), and completion certificates (CC).
• Coordinate with internal teams including design, engineering, legal, and project management.
• Collaborate with external consultants such as Municipal architect, civil aviation, HRC, tree, Revenue etc to ensure documents are aligned with regulatory requirements.

3. Documentation & Reporting

• Maintain accurate records of all submissions, approvals, correspondence, and drawings.
• Prepare status reports on approvals, highlighting pending items and timelines.
• Assist in preparing documentation for RERA registrations and updates.

• Provide support during site inspections carried out by authorities.
• Prepare Municipal drawings with FSI calculation. (33(7),33(9),33(10),33(5),33(7)(b) etc.

5. Project Support

• Participate in project review meetings to update teams on approval statuses.
• Assist project teams in resolving issues related to regulatory compliance.
• Coordinate for fire approvals, environmental clearances, aviation NOCs, and other statutory permissions as required.

Key Skills & Competencies

• Strong knowledge of development control rules (DCPR), building bylaws, NBC, and local authority regulations.
• Good understanding of Municipal drawings and approval processes.
• Excellent communication and interpersonal skills for dealing with government officials. knowledge of Marathi language is essential.
• Attention to detail and strong documentation skills.
• Ability to multitask and manage multiple project approvals simultaneously.
• Problem-solving mindset with proactive follow-up abilities.

Qualifications & Experience

• Bachelors degree in architecture/civil engineering (B.Arch/B.E.Civil) from a recognised institute.
• 610 years of experience in back office liaisoning for municipal approvals and knowledge of approval process (depending on seniority).
• Experience in real estate company/developer or municipal architecture firms is preferred.
• Familiarity with Autodcr, AutoCAD, MS Office, and municipal documentation.
