Job Description

Role & responsibilities

1. Technical Operations (Hard Services)

Oversee day-to-day operations of HVAC, electrical, plumbing, firefighting, BMS, UPS, DG sets, elevators, and STP/WTP.
Ensure preventive and breakdown maintenance as per schedules.
Monitor energy consumption and equipment performance.

2. Vendor & AMC Management

Coordinate with technical service vendors and AMC partners.
Ensure SLA and KPI compliance for technical services.
Support vendor audits, performance reviews, and corrective actions.

3. Health, Safety & Compliance

Ensure compliance with statutory requirements (electrical safety, fire safety, lifts, boilers, DG, etc.).
Conduct safety inspections, toolbox talks, and mock drills.
Maintain statutory documentation and licenses.

4. Team & Manpower Supervision

Supervise engineers, technicians, and shift staff.
Plan shifts, allocate tasks, and ensure skill coverage.
Support training and competency development.

5. Breakdown & Incident Management

Respond to technical breakdowns and emergencies.
Perform root cause analysis (RCA) and implement corrective/preventive actions.
Coordinate with stakeholders during major incidents.

6. Projects & Improvements

Support minor projects, fit-outs, and office modifications.
Drive energy-saving and efficiency improvement initiatives.
Support testing, commissioning, and handover of systems.

7. Reporting & Systems

Update CAFM / CMMS systems for work orders and assets.
Prepare daily, weekly, and monthly MIS reports.
Track KPIs, uptime, and maintenance compliance.
