Role : Asset Manager

Experience : Minimum 5 to 8 years

Location: Mumbai ,Govandi (Head Office)

Department: Business Development

Qualifications : Graduation/MBA preferred

Role Overview :

The Asset Manager will be responsible for overseeing and optimizing the company's retail real-estate portfolio across all regions. The role will focus on managing landlord relationships, ensuring timely renewals, driving rental efficiencies, enabling relocations/closures, and ensuring recovery of deposits. This position requires strong negotiation skills, cross-functional coordination, and a strategic approach to asset optimization.

Key Responsibilities :

1. Lease Renewals & Negotiations

  • Lead and manage the end-to-end process of lease renewals for all stores.
  • Assess commercial terms, market benchmarks, and business viability to negotiate favorable outcomes.
  • Ensure timely closure of renewals to avoid business disruption.

2. High-Stake Landlord Issue Management

  • Act as the central point of contact for all critical and escalated landlord concerns.
  • Resolve disputes related to rentals, contracts, and compliance in coordination with legal and finance teams.
  • Maintain healthy long-term relationships with key landlords and mall partners.

3. Rental Optimization & Savings

  • Identify opportunities for rent savings both cyclical escalations and ad-hoc renegotiations.
  • Analyze lease performance, market trends, and store profitability to drive commercial efficiencies.
  • Present rent-saving plans and outcomes to leadership.

4. Relocations & Store Closure Support

  • Collaborate with internal stakeholders (Operations, Projects, Finance, Legal) on store relocation and closure decisions.
  • Lead external discussions with landlords and mall management for smooth transitions.
  • Ensure compliance with contractual obligations during closures/exit negotiations.

5. Security Deposit Recovery

  • Drive recovery of security deposits for closed or dropped stores.
  • Track deposit statuses, coordinate with Finance, and ensure accurate reconciliation.
  • Minimize outstanding dues by proactively following up with landlords.

Skills & Competencies

  • Strong negotiation and stakeholder management skills
  • Excellent communication and interpersonal abilities
  • Analytical mindset with understanding of commercial real-estate
  • Ability to manage multiple regions & priorities simultaneously
  • Knowledge of lease agreements, rentals, and landlord regulations
  • Proficiency in MS Excel, PowerPoint and documentation

Experience & Qualifications

  • Graduation/MBA preferred
  • 5 to 8 years of experience in asset management, leasing, business development, or retail real-estate (preferred)
  • Experience

    managing multi-region portfolios

    is an advantage
  • Experience in handling

    QSR Industry

    Property will be an added Advantage
