Role Overview:

Architectural Draftsman

strong drafting skills (AutoCAD)

Key Responsibilities

1. Architectural Drafting & Documentation

• Prepare

  architectural drawings

  , working drawings and authority submission drawings (plans, sections, elevations, details) for residential/commercial projects in Bangalore.
• Convert architects sketches / redlines into

  accurate AutoCAD drawings

  .
• Prepare and update

  FAR/FSI, built-up, super built-up and carpet area calculations

  as per local norms.
• Create

  BBMP/BDA/BMRDA/BIAPPA submission sets

  – key plans, parking layouts, fire escape plans, typical floor plans, etc., in required formats.
• Maintain

  drawing registers, revision history and version control

  for all projects.
• Coordinate with

  structural and MEP drawings

  to minimize clashes before submission.

2. Liaisoning & Approvals Support

• Work closely with the

  Liaisoning/Approvals team

  to understand specific requirements of BBMP/BDA/BMRDA/BIAPPA and other local planning authorities.
• Modify drawings based on

  scrutiny comments / rejection notes

  and re-issue corrected sets quickly.
• Ensure drawings carry all

  mandatory details

  : plot schedule, road widths, setbacks, FAR statement, staircase & fire escape details, lift details, parking statement, utilities, etc.
• Prepare / adapt

  drawings for NOCs

  – Fire (KSFES), Environment, KSPCB, Airport/Defence (where applicable), Traffic, etc.
• Support compilation of

  approval files

  – CAD files, PDFs, print sets and annexures required by authorities.
• Maintain an organized archive of

  sanctioned plans, revised approvals and authority correspondence

  for each project.

3. Coordination & Communication

• Coordinate with

  internal architects, external architects, structural, MEP and liaison consultants

  to align all drawings for submission.
• Participate in

  internal design/approval review meetings

  to finalize drawings before filing with authorities.
• Track and update

  status of submissions, re-submissions and sanctions

  to the Liaisoning / Projects Manager.
• Issue

  latest approved drawings

  to project / site teams and prepare clarification sketches when required.

Qualifications

• Diploma / ITI in Civil or Architectural Draftsmanship

  OR
  

• B.Arch / B.E./B.Tech (Civil)

  with strong drafting skills and interest in approvals/liaisoning.

• Experience:

• 3–6 years as an Architectural / Civil Draftsman with

  real estate developers / architects / liaison consultants

  , preferably with

  Bangalore project experience

  .
• Prior exposure to

  BBMP/BDA/BMRDA/BIAPPA approvals

  will be a strong plus.

Technical Skills

• Proficiency in

  AutoCAD

  (mandatory); Revit / SketchUp knowledge is an advantage.
• Understanding of

  Karnataka building bye-laws, BBMP & BDA norms, FAR/FSI rules, setback & parking norms

  , and basic NBC provisions.
• Ability to prepare

  area statements, FAR statements, parking layouts, fire staircase & refuge area drawings

  as per authority norms.
• Accuracy in

  measurement, scaling, layering, plotting and CAD standards

  .
• Comfortable using

  MS Office and PDF tools

  for documentation and submission sets.
