Role Description

The architect will lead all architectural aspects in redevelopment projects, from concept to completion, ensuring regulatory compliance, maximizing floor space potential, and driving all calculations for both potential and paid FSI (Floor Space Index)

Qualifications

Develop and design architectural plans based on redevelopment requirements and regulations.
Oversee and coordinate inhouse project workflows, including site evaluation, feasibility studies, and design presentations.
Prepare comprehensive FSI calculations, both for permissible (potential) and paid components, using formulas and analysis:

Plot Area
Total Built−up Area
Consult with stakeholders, departments, and regulatory authorities regarding FSI, building codes, and project compliance.
Manage documentation, tender applications, contracts, and periodic site visits to ensure project progress.
Resolve architectural, design, and regulatory issues, and integrate sustainable design practices.
Use relevant software (AutoCAD, Revit, SketchUp, BIM) for planning, modeling, and calculation tasks.
Required Skills & Qualifications
Bachelor’s or Master’s degree in Architecture, with appropriate licensure.
Proven experience in redevelopment architecture and FSI calculation.
Strong knowledge of local building bylaws, regulations, and FSI policies.
Proficiency in project management, 3D modeling, and construction documentation.
Excellent communication, problem-solving, and team collaboration skills.
Additional Notes on FSI Calculation
The architect should:
Accurately determine maximum built-up area allowed (potential and paid FSI).
Integrate FSI workings into all phases of redevelopment—from feasibility to project handover.
