Job Description

Key Responsibilities:

1. Procurement Planning & Strategy

  • Develop and implement purchasing strategies aligned with project timelines and budgets.
  • Forecast material requirements based on project schedules and coordinate with project managers and site engineers.
  • Plan annual and project-wise purchase budgets and monitor cost control.

2. Vendor Management

  • Identify, evaluate, and empanel reliable vendors and suppliers for construction materials, finishes, MEP items, and services.
  • Negotiate pricing, payment terms, and delivery schedules to achieve best value procurement.
  • Maintain strong supplier relationships to ensure timely delivery and quality compliance.
  • Periodically review vendor performance and update the approved vendor list.

3. Purchase Execution

  • Prepare and process purchase orders (POs) and work orders (WOs) as per company policy.
  • Ensure adherence to approval hierarchy and documentation protocols.
  • Coordinate with accounts and project teams for material receipt, inspection, and payment processing.
  • Track purchase orders to ensure timely delivery and resolve any discrepancies or delays.

4. Cost Control & Budgeting

  • Maintain strict control over material costs and ensure purchases are within approved budgets.
  • Analyze market trends and price fluctuations to optimize procurement costs.
  • Contribute to value engineering initiatives by suggesting alternative materials/vendors without compromising quality.

5. Inventory & Material Management

  • Coordinate with store and site teams to ensure adequate stock levels of critical materials.
  • Monitor slow-moving or non-moving inventory and take corrective actions.
  • Implement systems for tracking inward/outward material movement and reconciliation.

6. Compliance & Documentation

  • Ensure all procurement activities comply with company policies, statutory requirements, and audit standards.
  • Maintain proper documentation quotations, comparison sheets, purchase orders, vendor agreements, and invoices.
  • Support internal and external audits with complete purchase records.

7. Coordination & Reporting

  • Liaise with project, engineering, accounts, and management teams for procurement planning and status updates.
  • Provide regular MIS reports on procurement status, cost savings, and vendor performance.
  • Escalate critical procurement issues to management with recommendations for resolution.

Key Skills & Competencies:

  • Strong negotiation and communication skills.
  • Knowledge of construction materials, vendors, and market rates.
  • Excellent planning, coordination, and analytical abilities.
  • Proficiency in ERP / procurement software (SAP, Tally, MS Excel, etc.).
  • Integrity, cost consciousness, and time management.

Qualifications & Experience:

  • Bachelor’s degree.
  • MBA or Diploma in Materials Management (preferred).
  • Minimum

    12-15 years

    of experience in procurement, preferably in

    real estate / construction industry
