Senior Manager Real Estate

Role Overview: You will be responsible for leading the on-ground execution of Emphorias residential/commercial projects in Bhubaneswar and across Odisha. Your role will involve managing construction progress, obtaining statutory approvals, coordinating with vendors, and ensuring timely project completion for final customer handover. Key Responsibilities: - Drive end-to-end site execution by tracking daily progress, managing contractors/vendors, monitoring milestones, and resolving any issues that may arise. - Obtain all necessary statutory approvals (such as BDA/BMC, Fire NOC, Airport Authority, Pollution Control, Lift, Water/Sewerage, Electrical, Environmental, etc.) within specified timelines. - Collaborate with architects, consultants, and internal teams to release and implement GFC drawings, as well as address any technical queries. - Work closely with Sales/CRM teams to guarantee RERA-compliant deliverables, readiness of show-flats, and smooth customer possession processes. - Oversee vendor performance, verify RA bills, align cash-flow, and maintain documentation for audits and RERA compliance. - Manage snag lists, ensure quality closure, and provide post-handover support to customers. Qualification Required: - 8-12 years of experience in real estate project execution, including obtaining statutory approvals and liaising with authorities. - Strong understanding of construction sequencing, local regulations, and effective contractor/vendor management. - Excellent coordination, documentation, and problem-solving skills, with a willingness to be present on-site daily.,
