Senior Manager - Project Execution (Highrise Residential)

Role & responsibilities

1.

• Ensure project execution strictly follows approved work policies, construction methodologies, and quality standards.
• Take complete responsibility for minimizing material wastage and optimizing resource utilization, including manpower.
• Plan and analyze manpower requirements in alignment with project phases and timelines.
• Develop and manage monthly, quarterly, and yearly work schedules, ensuring adherence to planned milestones.
• Track site progress and submit timely weekly and monthly progress reports.
• Coordinate daily with the Project Management Consultant (PMC) to align on-site execution with design and quality expectations.
• Conduct detailed reviews of Good for Construction (GFC) drawings and report discrepancies or observations to the Reporting Manager.
• Ensure strict implementation of Environmental, Health, Safety, and Security (EHSS) measures at the site.
• Address local site-related issues and liaise with the liaisoning team for resolutions.
• Prepare and submit rate proposal justifications along with required supporting documents.
• Monitor and control project overhead costs effectively.
• Contribute to value engineering during the execution phase to optimize time, cost, and quality.
• Maintain high standards of housekeeping and safe material handling practices across the site.
• Conduct quality checks before, during, and after activity execution using AAP (Activity Approval Process) tools.
• Coordinate and maintain effective communication with MEP contractors, vendors, and other relevant departments to ensure seamless execution.
• Evaluate contractors' performance and risks comprehensively across all areas of work.
• Escalate daily operational issues and risks to the Reporting Manager for timely resolution.
• Capable of independently handling at minimum:
• Structural works up to 18 lakh sq.ft. or
• Finishing works up to 10 lakh sq.ft. or
• Villas (structure and finishing) up to 4 lakh sq.ft.
• Ensure timely material indenting and processing of Purchase Requisitions (PRs) as per project needs.
• Monitor and follow up on Requests for Information (RFIs) to avoid execution delays.
• Raise and manage Work Order (WO) requests and coordinate any required amendments.
• Lead and supervise the site team and contractor workforce to ensure timely, safe, and quality project delivery.

2. Billing

• Verify contractor bills and submit them to the Project Head for approval.
• Check and process daily NMR / DLR (Daily Labour Report) bills and Joint Measurement Sheets (JMS) to ensure accuracy and timely submission.

• Take overall responsibility for identifying, tracking, and ensuring timely rectification of snags during the project closure phase.
• Oversee and monitor the flat handover process in coordination with team members, ensuring quality standards and customer readiness are met.

• Foster team building and promote a collaborative work environment.
• Effectively manage and support team members to enhance performance and accountability.
• Provide regular training and skill development sessions for subcontractor and support staff.
• Actively participate in self-learning and training programs for continuous professional development.
• Build and maintain strong, professional relationships with contractors and vendors to ensure smooth coordination and execution.
