Job Description

Key Responsibilities

  • Revenue Records Management:

    Ensure all revenue records are up to date and properly maintained.
  • Coordination with DC Office:

    Liaise with the DC office for revenue-related tasks, including survey sketches, inspections, Tehsildar approvals, ADLR, DDLR, land conversion, RTC rectification, conversion rectification government orders, khata and khata transfers, and handling cases under AC Court, DDLR Court, and DC Court.
  • Change of Land Use:

    Obtain approvals for land use changes from relevant authorities like BDA and DC.
  • Technical Feasibility & Approvals:

    Assess feasibility and secure necessary clearances from various departments, including:

- Height coordinates and NOC from AAI, IAF, BSNL, or HAL.

- NOC from BWSSB.

- Consent for Establishment (CFE) and Consent to Operate (CFO) from KSPCB/Karnataka Pollution Control Board.

- Environmental Clearance (EC) from MoEF.

- Fire NOC.

- NOCs from BESCOM, Metro Rail, National Highways, and Railways.

- Special case NOCs as required.

  • Development & Construction Approvals:


- Obtain development plan approvals from BDA, KIADB, Karnataka Udyog Mitra, etc.

- Secure sanction plans, commencement certificates, and occupancy certificates from local authorities such as BBMP and KIADB.

- Obtain lift erection permission from the Department of Electrical Inspectorate (CEIG).

- Fire Clearance Certificate from the Fire Department.

- CFO from KSPCB.

- Lift commissioning approval.

- Road cutting permission.

- Tree-cutting permission from BBMP/Forest Department.

- Permanent electricity, water, and sewerage connections.

  • Project closure: Update approval status before handover.
  • Monitoring & Reporting:

    Track approvals and prepare reports for management review.
  • Liaison with External Agencies:

    Coordinate with local police, ward offices, political representatives, RTO, and other external bodies as needed.
  • Support to Business & Legal Teams:

    Assist with land-related issues and provide support to the Business Development and Legal teams.
  • Project Approvals & Compliance:

    Oversee building and layout plan approvals and ensure all legal and statutory requirements for projects are met.
  • Post-Completion Compliance:

    Manage post-project legal and regulatory obligations, including:

- Fire CC renewal

- KSPCB & MoEF submissions

- Periodic CEIG inspections and submission

- Continuous legal compliance of the project

  • Legal Coordination:

    Work with advocates, government authorities, and local bodies on legal matters.
  • Statutory Payments & Property Tax:

    Ensure timely payment of all statutory dues and property taxes.
  • Property Due Diligence & Compliance:

    Conduct due diligence and ensure compliance on a monthly basis.
  • MIS & Reporting:

    Prepare MIS reports and carry out any additional tasks assigned by management.
  • Legal Advisory:

    Provide legal advice on land-related and other corporate legal matters.
