Sales Execution: Achieve monthly and quarterly sales targets for specific projects (Villas/Plots).
* Lead Management: Convert leads generated through digital marketing, referrals, and walk-ins. Maintain strict "CRM Hygiene" using tools like Salesforce or LeadSquared.
* Site Visit Management: Conduct professional walkthroughs of villa model houses and plot boundaries, explaining layout approvals (HMDA/DTCP) and future growth prospects.
* Channel Partner (CP) Development: Identify and onboard local brokers and agencies. Conduct "CP Meets" to update them on inventory and incentive schemes.
* Market Intelligence: Monitor competitor pricing and project launches in Tellapur & Kondapur.
* Negotiation & Closing: Handle complex price negotiations and payment plan customizations (e.g., PLP or Construction Linked Plans).
* Post-Sales Coordination: Ensure smooth handover of documents to the CRM/Registrations team and maintain long-term relationships for future referrals.
* Experience: 7 - 10 years in Real Estate Sales. Specific experience in Villas or Plotting is highly preferred.
* Local Expertise: Deep knowledge of Hyderabad's geography, specifically the Outer Ring Road (ORR) connectivity and the Regional Ring Road (RRR) impact.
* Regulatory Knowledge: Clear understanding of TG-RERA (Telangana RERA) norms and the difference between HMDA, DTCP, and GP layouts.
* Language Proficiency: Fluency in Telugu and English is mandatory; Hindi is a strong advantage.
* Interpersonal Skills: Ability to interact with HNIs, NRIs, and corporate leaders with a consultant-led approach rather than a hard-sell approach.
