Job Description

The Property Manager is responsible for overseeing the daily operations, maintenance, and administration of assigned properties. This includes tenant management, facility upkeep, vendor coordination, statutory compliance, and ensuring a high standard of service delivery at the property.

Key Responsibilities:

Operations & Maintenance

  • Manage day-to-day operations of the property including housekeeping, security, and maintenance services.
  • Ensure preventive and breakdown maintenance of all equipment (HVAC, electrical, plumbing, fire safety).
  • Supervise AMC contracts and vendor performance.

Tenant Relations

  • Serve as the primary point of contact for tenant queries, complaints, and feedback.
  • Ensure smooth onboarding and exit of tenants (move-in/move-out process).
  • Maintain high tenant satisfaction and occupancy rates.

Lease & Documentation

  • Oversee lease agreement execution, renewals, and record-keeping.
  • Ensure timely rent collection and track payment escalations.
  • Maintain up-to-date property and tenant documentation.

Budget & Reporting

  • Prepare and manage property budgets and cost control plans.
  • Approve invoices and track operational expenses.
  • Generate and present periodic reports on property performance.

Compliance & Safety

  • Ensure adherence to legal and statutory norms (fire safety, pollution control, municipal regulations, etc.).
  • Conduct safety audits and risk assessments.
  • Maintain licenses, certificates, and inspection records.

Team & Vendor Management

  • Manage on-site teams (housekeeping, security, technicians).
  • Coordinate with vendors, contractors, and service providers.
  • Ensure training and performance monitoring of support staff.

  • Vendor and contract management experience
  • Budgeting and expense control
  • Proficiency in MS Office and property management tools

Qualifications:

  • Bachelors degree in Facility Management, Business Administration, Engineering, or related field
  • Minimum 2 years of experience in property or facilities management
  • Prior experience in managing residential or commercial properties preferred
